Can I Sell My Home Myself Without A Real Estate Agent or Broker?

The answer is usually yes,  This is called a FSBO (pronounced "fizzbo") ---for sale by owner. you must be aware, however of the legal rules that govern real estate transfers in your state, such as who must sign the paper, who can conduct the actual transaction and what to do if and when any disputes or other problems arise.

You also need to be aware of any state mandated disclosures as to the physical condition of your home. If  you want to got it alone, be sure you have the time, energy and ability to handle all the details --- from setting a realistic price to negotiating offers to closing the deal. Also, be aware that FSBOs are usually more feasible in hot or sellers' markets, where there's more competition for homes, or when you're not in a hurry to sell.

You may not be able to save the whole 5% or 6%  -- example a buyer who is represented by an agent may approach you and agree to complete the transaction only if you pay the commission for the buyer's agent. For more advice on FSBOs, including the involvement of attorneys and other professionals in the house transaction contact your state department of real estate.

If your home is heading for foreclosure, short sale, it is better to let a real estate agent or broker, handle the transaction, due to an enormous amount of  paper work and legal responsibility.

Great blog. Most people that need to short sale don't even know what the term means, and some agents have never processed one. If you need to short sell, absolutely hire an experienced short sale agent.
