Prospecting Tip #4 Circle the Neighborhood

Congratulations on your new listing.  Now it is time to Circle the Neighborhood Prospectingaka Circle Propsecting.


Deliver New Listing flyers to the neighbors of your new listing.  Why?  The neighbors are curious about the price and just might know someone who wants to live in their neighborhood.

Prospecting

Circle Prospecting spreads the word about your new listing to 5 neighbors on either side and 10 neighbors across the street from new listing.


Prospecting

Circle Prospecting can be done via postcards in the mail or in person.  Walk around to each house with flyers.  Knock on door and yes, the neighbors just might be home if you stop by on Saturday morning or after school as the kids are getting off the bus.  In one neighborhood close to town, I discovered that many people came home at lunch time so I did Circle Prospecting 11:30-1:30.  If no one is home leave flyer in baggie or between doors.  Do not put anything in the mailbox. 


ProspectingOther reasons to Circle Prospect include:  Open House invitations and New Neighbor announcments.  Don't forget to have fun while generating leads for future referrals.

Great advice Mary...We sold a home once because of meeting a neighbor while putting up a sign rider and they knew someone in their sphere who also wanted to live in their neighborhood:) BTW  text message call capture riders do this work for us sometimes now... many a neighbor has entered those 4 digits into their cell phone just to see the price of the home and then we call them back and talk and ask them - do you know of anyone looking to buy a home in your neighborhood? technology is our friend

Hi Mary, this sounds like very good advice. It also shows the neighbours that you are a motivated agent and when it comes time for them to sell their homes they might think of you.

Mary, what a great post!   All the neighbors want to know how much the home is selling for, and what a great way to get the word out.   You never know if one of the neighbors has a friend or family member that really wants to get into the neighborhood!

Great advice!!!  I could even do this with my staging projects...  our fliers always include all the information, photos of the house, address and price of the home as well as the Realtor's name and contact information and ours of course.  I love it...  thanks for sharing this!!!  I am suggesting it!!!

Circle prospecting definitely works.  I don't know why more people don't do it.   I sell homes all the time to someone who knows a neighbor.
