This is how Loveland CO Realty did through September, 2011:

Loveland CO Real Estate Sales September 2011

September property sales were 96, down 6.8% from 103 in September of 2010 and 32.4% lower than the 142 sales last month. September 2011 sales were at their lowest level compared to September of 2010 and 2009. September year-to-date sales of 964 are running 1.7% behind last year's year-to-date sales of 981.

Loveland CO Real Estate Prices September 2011The Median Sales Price in September was $188,930, up 6.4% from $177,500 in September of 2010 and down 8.3% from $206,000 last month. The Average Sales Price in September was $227,656, up 2.9% from $221,321 in September of 2010 and down 5.1% from $239,932 last month. September 2011 Average Sales Price was at the highest level compared to September of 2010 and 2009.

Loveland CO Real Estate Inventory September 2011The Total Inventory of Properties available for sale as of September was 687, up 4.2% from 659 last month and down 12.3% from 783 in September of last year. September 2011 Inventory was at its lowest level compared with September of 2010 and 2009. The Average Days On Market for September was 102, up 37.8% from 74 days last month and up 6.3% from 96 days in September of last year. The September 2011 Average Days On Market was at a mid level compared with September of 2010 and 2009.

Market activity remains at low levels, with no significant signs of improvement. There are, however, some excellent opportunities for ready buyers to purchase a great home at an attractive price. Dick, I just left your beautiful neck of the woods today.  I stayed in Fort Collins for two nights at the Armstrong because my younger bro was competing in the high school states championship in Windsor.  I sure miss the Fort.  By the way I enjoy the look of your market reports.  I don't think I have access to the program you were talking about in a previous post but I am going to take some online classes to get better at xcel.  Hope you have a wonderful evening!  --Krystal

Hi Krystal - I hope your brother did well in Windsor. I love the Armstrong - there's a really good bar in the basement, Ace Gilletts, that knows how to mix cocktails properly and does some great small plates. BTW, you can duplicate my graphs with excel, that's the base program for what I use - try to get someone to show you how to set up macros so it's easy after the first time.

Hi Gabrielle - I know you're going to enjoy your visit - you'll just have to figure which choices to make about what to do.

Dick, thank you for the tip.  I started to look into setting up macros and got completely lost.  I am going to start with online classes and if that doesn't work I will dig up a local community college class to take.  I really want to get better at this!  My brother tied for 7th at State which was great!  I love Ace Gillette's, Ray there is fabulous.  We have only been back 4 times in the past 2 years and he remembers what we like to drink and our names...I had a pear tartlet on Sunday night that was to die for!   Thanks again for the tips on excel.  --Krystal
