How effective is this marketing strategy? Looks like a FSBO on a low budget!

I wonder how many calls this FSBO has gotten so far?  They have put up several signs like this one around town.  I'm sure they'll get some calls because as a rule, buyers think that they can get a deal from a FSBO and it looks like this particular FSBO is trying to portray the image of a non-professional.  The fact that these sellers want "cash only" shows that they are not familiar with the real estate market. 

Speaking of FSBOs, here's a tip for your listing appointments.  Here's a script for FSBOs that works:

Did you know that there are 4 types of buyers?

Contingency buyers - must sell first; Investors - looking for a deal; first-time home buyers and relocation buyers.  Which ones are calling you?

Contingency buyers and investors typically call FSBOs and those are the worse kinds of buyers to negotiate with for a good sale.

If you want the first-time buyers and relocation buyers, you need to be listed with a good realtor that can market your home in the best possible light with signage, on the Internet, in the local MLS, in the real estate books, in the newspapers, etc.

It looks like they're looking for an all cash offer, which meansthat even if they do get calls, they will likely be dealing with an experienced investor who might take advantage of the fact that they have no representation.  Very dangerous on many levels!

Sam, it looks like  a very low budget marketing strategy that probably will not work. And they will probably go with a Realtor sooner or later if it is not too late. And worse case scenario it becomes yet another foreclosure.

I see lots of similar signs around Houston.  My guess is that many of them are Real Estate agents skirting the rules since a lot of them that I see are identical and placed on lots of corners in an area at the same time.  I've always been tempted to call and/or google to see and maybe report to the Real Estate Commission since the rules clearly say that Brokers info must be included.

All I can say in wow.... but hey, you gotta try it all in a market like this. Here at Sun Pacific Mortgage and Real Estate we used to have an FSBO program to help direct home owners in the endeavors to sell. It might be both profitable and a good way of building rapport to come up with a similar program. That sign is SomeHow not professional...

It is incumbent upon REALTORS to help this FSBO.  Most of them, after they have come to the realization that Sling houses are not as easy as it seems...ends up with a realtor anyway
