When approaching unchartered waters... sellers, like sailors, should have at least one experienced deckhand on board.  

 

It may appear initially to be smooth sailing, but you could find yourself in way over your head quite fast.  

Instead of "For Sale By Owner"

fsbo could, in many cases, stand for 

"Fast Sinking - Best Offer"


There are pirates out in those waters!

Without pricing and marketing knowledge or understanding of real estate law you could find yourself at their mercy.

Three words:  Davy Jones Locker!

 

Warning:  "over priced & under marketed"  means crying S.O.S  instead of S.O.L.D

Best case scenerio:  Have some experienced sea legs,  a Realtor and a Home Stager, on your crew.  

If you insist your ship is unsinkable (one word..."Titanic"), and you don't want an agent as your first mate, at the very least:

  • have a home inspection prior to listing
  • consult with a home stager prior to listing
  • have a real estate office prepare a comparative market analysis to determine realistic price
  • consult with an attorney
  • keep your mouth shut during showings and don't stalk buyers around the house
  • prepare yourself for less showings and more time commitment than you expect

Ginger:  That made me smile!  Time?  Who knows?  The idea of being in over your head, the whole ship thing, just came to me.  Turning it into a "fsbo" post came later, after I started writing it.  

Peg:  "Getting a reputation" isn't the way to go when it comes to marketing a house.  Glad you enjoyed the post.

Hi Sharon--an amazing and creative post.  I also suggested.  There is a FSBO down the street from me that has been on the market for over 2 years.  He's still at 2005 prices.  Wonder why he's even thinking he's on the market.

Realtors with experience, knowledge of marketing & staging for best results,  and able to provide up-to-date technology communication & documentation will certainly serve their clients best.  So many Realtors have taken the time and training to be the best that they can be and keep up with the technology. Geeze, I can remember taking HOURS to balance the company bank statement with a ledger, pencil and calculator (back in the 80's) before Quickbooks...... times have changed, as so has the level of service that professional Realtors provide.... stick with the pro's. Hi Sharon, You won't get any opposition from a bunch of Realtors. I appreciate your support. FSBOs are very, very rare out here these days.  Mostly, I think, because the amount of regulations scare FSBOs.  I'm not sure why, but it's just rare.  As a rookie they were one of my main sources of listings.  I was young and hungry.

Lydie:  It's what I believe!  I will continue to support my friends in any way I can!

Teri:  It's a lot of invested time on the part of the agents to stay on their toes!  I'ld much rather have an educated agent do the work than try to figure it out on my own!  They think they are saving money, but they are so wrong!

Lloyd:  It's not something I would choose to do without professional help...selling today is too complicated and risky.

We are enjoying very mild weather for this time of year.  Actually hoping to get a Harley ride in tomorrow...it's supposed to hit 60's.

Lloyd:  Husband's Harley.  It took him three years to get me on it and now I really enjoy it. So far today we've been working in the yard...not sure the ride is going to happen.  It's gorgeous at 63 degrees, so I'm still hopeful.  

Your "sweet heart" huh?  Not sure the wife would like that, LOL!  What a nice thing to say! It's nice to know that I've helped you out...oh and don't forget that I pray for you to get your much desired grandbabies.
