TIPS FOR RENTING A HOME IN JUPITER AND PALM BEACH GARDENS, FL

The rental market is hot in Jupiter and Palm Beach Gardens and the rentals do not last long on the market.  I have noticed that many prospective tenants lose their opportunity to rent a desired home due to the lack of preparation.  First, make sure your credit is good (at least 700 or better).  Landlords are requesting the realtors to run the credit checks more than ever now and you need to make sure your credit is good.  However, if your credit is low and is a result of a foreclosure or short sale, most of the landlords are willing to overlook that but they will require first, last and security and a sufficient explanation for the foreclosure.  If your current lease will expire soon, get your credit in check now and try to pay down accounts and do not make any big purchases until after you lease your new home.  Second, you must save first, last and security.  If you have a pet, plan on forking over a pet deposit of $250.00 or more per pet.  Then, you can start looking for a rental about 6 weeks prior to your deadline to move in.  Most rental deals close within 2-4 weeks and no longer. 

 

The rental price range for a traditional 3-4 bedroom townhome in Abacoa will range from $1,400.00-2,100.00 per month. A 4-5 bedroom single family home in Abacoa or Evergrene will cost approximately $2,100.00-$2,800.00 per month.  The rental prices for townhomes and single family homes in Jupiter and Palm Beach Gardens are somewhat negotiable but only by $50.00-$100.00 off the monthly asking price. Most rentals will include basic cable and lawn maintenance.  Some rentals will include water but verify that with your realtor as it varies within each community. 

 

In addition, landlords are mostly interested in one year leases and renewal options.  The option to renew can definitely be negotiated into your lease terms.  Also, make sure your agent asks for an affidavit signed by owner stating that the home is current with the bank and not in default with the mortgage payments.  You do not want to rent a home that is in the rear with mortgage payments and about to be foreclosed on.  Additionally, most communities require pre-approval by the governing association which will require you to be responsible for an application fee ranging from $100-150.00.
