These Myths are very much so myths about the homebuying process. There really is value in not going directly to the sellers representative and to be better represented by an independent agent. Also in any market in the US all Realtors have access to the same database of homes available for sale and in working with one Realtor you can build a relationship with that person and trust is key.

Debunking Myths about Real Estate Agents

Real estate laws differ from state to state as well as from agency to agency. It works best if you do some research first before entering into any real estate transaction. Know what's true and what is an untrue rumor or perhaps a misunderstanding of the laws, rules, or Code of Ethics as we debunk some of the most common myths people have about real estate agents.

  • When searching for a home, the more agents I call, the more home listings I get.

Answer - Maybe, maybe not. If the REALTORS® you’re talking to are Do a Comprehensive Home Searchmembers of the Multiple Listing Services, they all have access to the same properties. If you are in the market and searching for homes, it's best to choose your most desired area and find an agent you like, that’s reputable, professional, and stay with that agent. Do some home work and check their website, the Better Business Bureau, and other resources when searching for that agent of choice.

 

  • The more listings the agent has, the better service I get.

Answer – No, however the listing experience can help when it time comes for negotiation: Most agents nowadays turn to team systems, an example is the Luxury Valley Homes Team with Keller Williams Arizona Realty. Consider this: If an agent has too many listings on their hands, how much time do they have for buyers who might want to see properties other than theirs?   • Agent's home inspector will always favor the agent.

Answer – No: Any good agent wants what is best for his/her own client, both the seller and the buyer. Great REALTORS® make sure that the buyer gets full disclosure on the home. Remember that by agreement the REALTOR® has a fiduciary responsibility to their client. Any agent working in the realm of excellence will make sure they have their client’s interest first.

 

  • The best deal on the house is from the agent listed on the For Sale signage.

Answer - No: All REALTORS® can legally work as a dual agent in the state of Arizona. When working as a dual agent the REALTOR® can at best, work as a facilitator with the buyer and seller. They effectively cannot represent one or the other without favoring the outcome of the transaction. This is why some teams, like the Luxury Valley Homes Team elect not to have one agent represent both the buyer and seller. The best agents will always want to fully represent their client to maximize their transaction.
