Buying a Condo in Daytona Beach. Episode One. How Much For the View...

This is a new series about buying a condo in Daytona Beach Area. If you are interested, follow my blogs, or subscribe. As i go, I will add links to previous posts. So, here is the first one:

Quite often I get a call, and after telling me that they would like a 2 bedr/ 2 baths condo (or any other size) in Daytona Beach area and the question comes:

- which condo to buy?

And when I hesitate with the answer, they are surprised. We specialize in condos, so how come I am not naming one and only clear winner...

Well, because there isn't one.

Besides individual preferences, there are many other parameters to consider.

The Oceans in Daytona beach Shores

Let us start with purpose.

How you plan to use your condo?Is it going to be your primary residence, or a vacation getaway?

If the answer is «Primary Residence», then you should put convenience and amenities/features over view and location. It does not matter how great the view is, you will get used to it rather quickly.

And then you would start noticing inconveniences, like excessive heat in the unit shooting your AC in overdrive, and raking a hefty electric bill; excessive street noise because of single pane windows; low ceilings, small unit, and many other things that you tend to overlook because of this gorgeous view.

However, when you come here for one or few weeks a year or want to rent your condo when you are not here, try to be as close to the beach as possible. You come for warm weather, ocean and the beach, so you better be right there. And if it is not affordable, stay on the beachside between the Ocean and the Intracoastal, where it is not more than 10 min maximum to walk to the beach.

So, how much for the view?

It all depends...

I appreciate your attention to detail. The most important features can change along with your reasons for buying somewhere. By pointing this out in advance to your customers, you can avoid a lot of disappointment on their part and salvage what will hopefully be a long term relationship.

Jill - this is pretty routine Peole come with strong preconceived notion of what they want, and when they describe it, it is mostly what a vacationer would say. And when I ask them whether it at some point can become their primary, they are suprised why I am even asking.

But what they do not see as relevan today maybe very relevant later. I have ahd clients who would thank me for the input and then buy what they want, and then in a year or two call me and say that they regret they did not listen to me, and that now they are trying to rectify the situation and ask for help.

Too many variables for each condo scenario but it helps to have at least a short list of 'wants' before you start shopping.

So often people come because it is cold where they live, and this is all they think of. But since it is not going to be cold here, they need to start thinking about other things, which will become important later. Reasonable people should love the information, which helps them to get a better understanding of various issues.

Mitchell - lived actross the street of ocean, and could see it between oceanfront buildings. Now I live across the street from the ocean, can't see it, but it is bigger, the ceilings are higher, it is quieter (the ocean can be very loud and sleeping with open windows was not possible, and now is).

And it is 4.2 miles from my office. I know that New Yorkers will laugh that I complained that we lived too far, which was 18 minute drive, and now it is 8 minutes, but this is one of the pleasures of living in Paradise (LOL)

There are places out here where the homes have million dollar views. 1,500 square feet but costing a million dollars. My condo is 1,500 square feet but it has just a view of a stream, waterfall, and fountain and didn't cost anywhere near a million dollars. The funny thing is that I go to the beach every Saturday and get those million dollar views for free. lol
