                         Holliston Massachusetts Real Estate Market Report October 2007

In October of 2007 there were 7 homes that closed within the month for Holliston MA. This is a decrease of 2 units as there were 9 homes that closed in October of 2006.

The Average list price for the homes that closed in Holliston for October of 2007 was $384,099

The Average list price for the homes that closed in Holliston for October of 2006 was $492,378

The Average sale price for the homes that closed in Holliston for October of 2007 was $367,714

The Average sale price for the homes that closed in Holliston for October of 2006 was $470,111

The Average Market time for the homes that closed in Holliston in October of 2007 was 200 days.

The Average Market time for the homes that closed in Holliston October of 2006 was 139 days.

 

Eleven homes went under agreement in Holliston MA in the month of October. The average list price of the homes that went under agreement was $426,532. The average time on the market for these Holliston homes were 153 days.

In Holliston MA for the period of January to October of 2007 there were 148 properties sold.

In Holliston MA for the period of January to October 2006 there were 111 properties sold.

In Holliston MA for the period of January to October in 2007 the average list price was $466,267 the average sale price was $451,480 and the average market time was 129 days.

In Holliston MA for the period of January to October in 2006 the average list price was $512,434, the average sale price was $498,578 and the average time on the market was 124 days.

In comparing year over year longer term data for Holliston MA, it appears that there is still a downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Holliston MA. There was, however, a substantial increase in the number of properties sold in the January to October time frame in Holliston MA. One telling statistic is that as the home prices in Holliston have dropped below $500,000, there has been an increase in buyer demand. There was a fair amount pending sales in the month of October as well for Holliston.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales. Holliston's sales figures have actually increased year to date as compared to the previous year.
