How I sold it...before I even listed it.

I interviewed for a listing last week and I told the seller best approach was that of a builder tear down.   The neighborhood, in the Williamsburg civic association is my own, and I know it well.  The house was an estate and had been vacant for years, needed tons of work and was on a big desirable lot surrounded by new construction, one of the last smaller, older homes on the street.   
 
I told the seller I could probably make a few calls and get it done without even listing it in the MLS, as I know quite a few builders.    The owner liked my strategy, and said I had a good shot at getting the listing, but he was having trouble deciding between me and another agent and would decide in a week.   
 
  Meanwhile, Wednesday night, I went to a launch party for a new local magazine and ran into a builder I knew, one of the first ones I would have called if I got the listing.  During our talk, he said "I am looking for a lot!" and I said - "I have one for you, maybe," and described the lot.   He said he was VERY interested and would write on it immediately cash, as is, quick closing, etc.  Called owner the next day, asked for a one day listing agreement to show this builder (owner gave me a week).  Got it written up, signed via Docusign. Within a few hours on Friday, I showed to to the builder, wrote up the offer, got signed by all (again, thank you Docusign), collected a sizable earnest money, proof of funds, and we are closing before Christmas.  All cash, as-is, no contingencies, market value, never even needed to hit the MLS.
 
By being in the right place at the right time, while waiting to for the seller to decide on who to list with, I saw an opportunity to sell it and did so within 24 hours.
