Prospective Landlord Viewing Your CURRENT Home! YES! It's Happening More and More

DIY landlords who may only have a few rental properties have often asked to inspect their NEW rental prospects' current home.  This LAST step in the process has been around for decades.

Many are making an appointment to come and view their prospects' current homes and this advance notice negates the idea that they need to see how the prospects keep their homes and live their lives "normally".


As a professional property manager, I know that laundry piles up, dishes stay in the sink and litter boxes can overflow.  I want the property cleaned when property is shown to prospective new renters and I want the property SPOTLESS when my residents depart.

I deliver their new lease packets to approved prospects at their current home for their review and signatures.  THAT is when I view the yard, drive and surrounding areas. 

As for inspecting their prior residence BEFORE I agree to rent to them, I think this is over-kill and shows that the DIY landlord is unsure of their renting process.

We don't go visit folks homes, but it's an option to keep in the bag.  With credit scores averaging 782, we really have phenominal tenants.

I must admit to driving by the last tenants home.   I didn't go in but I drove by to see that they kept it up.  I had just gotten very badly burned.  I do have a fellow landlord that inspects the tenants current home but her track record is no better then mine.  I actually do fairly well.  It does seem the more desparate I am the more problems I have with the tenants I pick.....Thank you for the great post.

Would the landlord understand that the pile of boxes in the entryway or the hallway or the kitchen is due to lack of space and not because they are hoarders, hence the move?  Over-kill is right!

When I show occupied rental properties, I try to get it rented before the final 30 days of the current tenants' lease BECAUSE they are in the process of moving.

Wallace - LOL at John's comment!  For a long while, hubby and I were landlords and had some rentals.  Yes, over the years, we had some unfortunate experiences and one even ended up in court but for the most part, our tenants were good people.  Heck, we even ended up selling two of our rentals to the tenants.  They were such great tenants and I loved helping them buy their first homes.  :)

On another note though, we never asked to see their previous homes in order to approve their rental apps.  NOR WOULD I!!!
