Is Your House Really That Special?

Penny Hull of Raleigh NC recently posted a blog referencing AIA survey results featuring special function rooms that are increasing in popularity.  As I read this information, it struck me how very important this information is not only to Builders, but also, Real Estate Agents, Sellers and Home Stagers.

When staging a home, the goal is to make the house appealing to most buyers.  In an effort to save money, Sellers will often choose to stage only the family room and the master suite. Memorial Staged Homes Patio Staged The truth is that sometimes that is all that is needed, but if a house features one of the special function rooms that are so popular; why not show it off with staging?

So, the question is, “Is your house really that special?”  Of course it is!  Why not do what you can to make buyers fall in love with it?  Although growing in popularity, outdoor spaces are often ignored, but how about placing a bistro set outside with a nice plant on the table?  A home office is a feature Buyers love, but what if the house doesn’t have one?  Sometimes turning a rarely used formal living room or a fourth bedroom into a study is the way to go.  After all, DEFINE is one of the main tenants of staging.  Buyers love mud rooms.  What?  You have no mud room?  Place a hook and some shelves in the laundry room that leads to the Memorial Staged Homes Office Stagedoutdoors.  Hang a raincoat from the hook and place a pair of rubber boots on a shelf.  Simple right?

The idea is to draw attention to features the house has, and be creative about creating possibilities that may not seem so obvious to Buyers.  Your Home Stager will work with you to show off the very best features of the house while being mindful of your budget and what buyers are looking for.  If you would like to know more about how Memorial Staged Homes can help buyers see how special your house really is, we should talk.

Hi Kathy ~ It's so true that professional home stagers can advise their seller clients about the best way to present each room in the house before it goes on the market.  Our creativity often surprises our clients, but that's what makes staging so effective!

Kathy-Knowing what to do, and for most of us, doing it as cost effectively as possible is one of the keys to getting a house sold. Obviously pricing it right is the most important, but the sense of the house is what can really help to close the deal.

Hi Kathy, excellent post, totally on target and that is definitely the point of good staging, maximizing it's potential to meet the needs of the market.

Sharon, thank you, I'm honored.

Wayne, I couldn't agree more.  I'm preparing a presentation right now and one of my points is that if the property isn't priced right, Home Staging probably will not help.

Joanna, thank you for your kind word.  You're right!  It's all about marketing.

Kathy - I love the idea of converting any laundry room or hallway to a mudroom simply by adding a shelf or two and a row of hooks.  Even a little extra organization can really help!

Good points, Kathy. Joanna, I agree.  I really like this article and the tips, and, as always, pricing is crucial. But, sellers with overpriced properties don't have to worry about pricing, because they probably won't get any offers. Today, sellers need to price it right and stage it. It takes both in today's market.

You hit the nail on the head Gail.  Pricing is crucial! If you can get buyers in the door with the right price, you can get them hooked with a staged house.
