Weston, MA 02493 Single Family Housing Report Dec 2011 shows there were only 87 homes that show up in the Active, Under Agreement, Sold, Expired and Canceled lists for this month. That is down from the last couple of months. Reports in the media show that the slide of housing prices is coming to an end, something that Weston has seen already. With the election season upon us we can expect that there will be some work getting done in DC and that is good. Jobs and housing should be at the top of every politicians list. Now to the numbers.

63 Westcliff Road, Weston, MA 02493There is a huge drop in the Average List price showing and the average Sale price this month. My guess from this drop into the 85% range is that some sellers were just ready to be rid of the home and move on. While agents are pricing houses more accurately these days the buyers are still looking to steal the home. The epitome of a buyers market. Lots of homes on the market with not near enough under agreement or sold which just further deepens the buyers market in this town.

Single Family Canceled Listings: 5 Avg. Liv.Area SqFt: 7,082.60 Avg. List$: $2,817,800 Avg. List$/SqFt: $389 Avg. DOM: 129.00

 

Looks like sellers are less willing to wait for an agent to adequately market the property before they are canceling the listing. The DOM for solds is 203 with the DOM for canceled is 129. Sellers need to be better informed, or look for agents who are aggressively marketing the properties.

I don't know what I would do with 203 days on market - seems like the buyers have choices.  It is not uncommon to see only 30 DOM in some of our subs - crazy here as always!  Cheers to a prosperous 2012 in Weston, MA!

The 203 DOM is maddening. While our industry was not hit as hard as it was in NV, the DOM is appalling. What is interesting is that people are canceling listings because they are not selling without taking into consideration the issues wit selling right now in these high end neighborhoods.
