Uxbridge Real Estate Market Update

December 2011

Uxbridge Homes - Average Sale PriceThe Average Selling Price for all home types in Uxbridge ..... up 12.4% to $469,531 over 2010's average price of $417,750 for the same time period last year.

Here is a sampling of what is available around the average price in Uxbridge.

This chart represents all residential sales in Uxbridge. With roughly 30 sales per month the average prices displayed here are often impacted by a few low or high end sales

While enjoying solid gains in value Uxbridge properties sell at a slower pace than Toronto. It often takes up to 3 times longer to sell a home in Uxbridge than it does in many areas of Toronto.

Currently there are 104 properties for sale ranging from $169,000 to $4,490,000.

 

With an average of just under 30 sales per month to date this year
the current 104 properties for sale represent a 3 1/2 month supply of listings.

Joan - The Toronto area has been fortunate in that it has seen a steady increase over the years except for the bubble/bust period between 1986 and 1995

9 years was the period you experienced? Hmm. If we can be moving out of this in 9 years, then 2012 will probably be unchanged, but 2013 things should change. I like thinking that way. As always really good information. Thanks Kathy.

Hi Kathy - interesting annual average sale prices in Toronto! Let's hope that Uxbridge and Victoria both have an excellent 2012. January seems to have always been my slowest month, other than that I am happy with business!

Cal - the bottom was actually in 1996 but the values there were in line with where they sould have been given a realativly normal increase instead of the boom bust cycle.

“TREB’s baseline forecast for 2012 is for an average price of $485,000, representing a more moderate four per cent annual rate of price growth. This baseline view is subject to a heightened degree of risk given the uncertain global economic outlook,” Jason Mercer, TREB’s Senior Manager of Market Analysis.

Ty - the 12.4% is comparing Dec 2010 to Dec 2011 and includes all residential properties ..... with only 16 sales or less in each of the two months a close analysis would likely reveal the numbers are being influenced by some low or high end sales.

This is one of the reasons why I recommend that people use stats only as a window into trends that may be developing and have proper CMA's done if they are contemplating selling or buying for that manner. Unless you understand all the underlying factors involved in preparing the stats one should not be using them in any decision making process involved in the buying or selling of real estate.
