Why is Realty Five of Defiance a Team Real Estate Agency?

Have you ever seen the television show Survivor?  The concept is actually quite simple.  Place a  dozen or so people in a deserted place, with limited resources and have them eliminate each other one by one until there is one survivor left to claim the prize.

Many sales organizations, not just real estate, are designed in much the same way as the game of survivor.  They are designed to create competition within the organization to make them work harder to make them more successful.  In the show Survivor, the group of people are seperated into two teams.  Each team is then put through a series of contests against the other team and if they lose they are made to vote off one of their own teammates.   Sales organizations don't necessarily vote off other sales persons when they don't get an account but the mindset is often the same.

Each salesperson is part of a team who in turn is trying to do more business than the team across town.  However, like the show, there is another game going on within the team.  Each person on the team is primarily looking out for themselves as they want to survive.  In real estate that means the agents are primarily looking out for their own interests rather than the team's which can create some very difficult situations within the agency which in turn creates difficult situations for the clients.

When I decided that I wanted to open a real estate company of my own I had the ability to choose any type of agency that I wanted. So, I stood back and said what do I think is the best form of real estate company for both those who are in it and for those of whom we will be serving.  After much thought the team real estate company model was what consistently came out on top.  It did so because if a team is run correctly, it consistently is looking out for the needs of others rather than the needs of self.

When I was younger I played on different sports teams and one of the most frustrating things our teams experienced was when an individual decided he was more important than the rest of us and that his actions would not affect us.  If you've ever been on a team, you know that's not true.  Whether it's a sports team or being part of a band, when one person becomes selfish it hinders the ability of the team to perform at it's best.  However, if that person was very good at what they did AND learned how to work within the team, they were often rewarded as the team would often make them even better and the chances of going further in competitions increased.  I grew up in the Michael Jordan era of the Chicago Bulls and thus this example has always stuck with me.  Michael Jordan won 6 NBA Championships but he would never have one a single one if it were not for the rest of the team.  If it were just M.J. verses the other teams, the other teams would have won probably every time. (I say probably, cause Jordan was just awesome)

Real estate is similar to that.  A real estate agent may be good but alone they are hindered by what they can do to serve those of whom they are supposed to be serving, the client.   In order to be the best, an agent cannot afford to be self focused or self-reliant.  Instead, a team provides so much more for the agent and the client.

Here's an example.  Let's say you have a house to sell and you have chosen Agent Adam to represent you.  One month after you sign up to have your home for sale with Agent Adam, he goes through a series of medical issues that keeps him on bed rest for several weeks.  During that downtime, who's working on trying to get your home sold?  The agent can't and the agency he works for is built upon a model that each agent is independent of each other thus they are working for their clients not you.  As a result, you lose several weeks of someone working for you to get your home sold.  what if you were a buyer?  Who would then be looking out for your interests if a new house came on the market?  We had a similar situation at our agency in our first year.  One of our agents was laid up with different medical issues for several weeks.   In our situation, it didn't affect how our clients were represented at all because we still had three other agents taking care of them during that time. In fact, several of our client's homes were sold and several found new homes to buy all while she was home sick.

The advantages of a team for both the client and the agent completely outweigh the individual agent.  Every Michael Jordan needs a Scottie Pippin to be the best.  Real estate really isn't all that different.  A team real estate agency is truly better because it offers so much more than an individual can.
