I just read a post written by Greg Nino titled “Inside Flyers...... Do They Do Any Good For The Seller? and since my team and I are listing agents, I thought I’d share my opinion on this topic.  We always prepare a four page interior flyer that is displayed in a brochure holder on a counter or table for the buyer and buyer agent to take for future reference.

There is a value to an inside flyer when prepared properly and for the right reason.  The flyer has 20+ photos of the interior of the home and a brief narrative about the property printed on quality stock.  There are many buyers who are viewing multiple properties and to have a brochure in hand to reference when they’re at house #6 and our listing was #2 on the list is helpful.

Yes, our contact information is in the brochure because one never knows when a phone call needs to be made for another showing “that day.”  Our brochures are professionally printed; in full color and there are four pages of information.

Our sellers appreciate the attention to detail; agents always take them and they do refer to them after they’ve left the property; and buyers appreciate the brochure that evening.  The properties that provide brochures are in the forefront of the buyer’s mind, and that’s where I want all of our listings to be.

I spend a significant amount of money on the four page brochure for the interior of a resale home; a single sheet for the outside brochure box of the resale home; and an eight page brochure for our new construction communities.  There is a need and a purpose for our printed material, and I promote other agents in the office to follow suit.  Our purpose is not to "lure" a buyer agent's client!!  Buyer agent, we want YOU to work with your client.  We'll market our listing.  The brochure is to promote our listing and assist the buyer and his/her buyer's agent to remember our listing.

Some of the best listings I've brought buyers to, the listing agent would have pre-printed packages with all the disclosures, plat maps, utility costs, and everything necessary for the buyers to make an informed decision as well as everything necessary for the buyers agent to put in an offer. I love a prepared listing agent! It really helps sell the house!

Barbara, I agree with you and as a buyer's agent I think it's great when there's info left for us at a showing - as Chiara mentioned, printed copies of disclosures, maps, detailed property info (and pictures!) are awesome and I appreciate when listing agents prepare and have them handy for showings.

Diane....everything a buyer's agent needs is in mls and what we put in the brochure are photos and a narrative of important features of the home for the buyer to continue to review....

Hi Barbara. I use a template provided by Coldwell Banker to make a brochure which I leave inside. Mine is very simple. Do the listing agents maintain the brochure box outside of the home? If you have 90+ listings do you outsource this? I can see it possible with 20 or so listings but 100 listings or more is a huge feat to maintain.

Lana....we don't outsource anything....we put up our own signs, maintain brochures inside and out.....alot of what we have are new homes and condos in subdivisions.....there are model homes with brochures.....

Barbara... I agree that brochures are a very important marketing tool for prospective buyers for the very reasons you stated. I just wish there was a better way to achieve the same goal yet reduce our natural resources...

Barbara:  I think printed brochures inside a home does help sell a home....it keeps your listing in front of a buyer longer.  Isn't that what we want as listing agents?  My listing in front of your buyer for as long as possible - the buyer's mind becomes "fried" after the 6th or 7th or 8th home and can't remember one home from another without help!  You helped!  I suggested.

Barbara....I always print out listing sheets for my buyers so they have the important information in front of them.  (I pull it up on my iPad so I have it too!)  But if there is a sheet or brochure inside that the listing agent has provided, I usually give that one instead.  Quite often it has more information or photos than the MLS sheet & often even has a plot plan or other information attached to it & is quite helpful for the buyers.

Hi Barbara - I always have printed brochures inside the home.  Like you, they have a lot of nice photos and serve as a reminder of what the buyer has just seen.  Some brochures and BROKER VERSIONS OF LISTING SHEETS are there to try and snatch buyers away from the buyers agent.  Yours are informative not predatory....but there are plenty of them that are designed to induce the buyer to bypass the buyers agent.

I haven't really done any inside brochures for my listings but plan to now that I had read many of the comments on Greg's post and yours.  They do serve a purpose for sure :)!

Barbara, good color brochures show all the amenities the home has to offer and remains fresh in the buyers mind....and the buyer's agent.  I recommend them for all our listings.

I think you are exactly right on the money!  I put a similar type of marketing in all of my listings as well.  At the end of the day, my listing will stand out in their memory especially among all the black and white photocopies that they may have picked up from the competition.  That little extra effort often sells the house!  Great discussion.

 Hi Barbara.  I always print out sheets for my Buyers too.   But, they are always delighted to receive an "inside" brochure for their folder and future viewing.    I think it makes the property stand out, the agent appear more professional and in general is  not a waste of time or money.

Barbara: I like your format for the brochiure. I have access to high quality templates that are shipped overnight. The best I can do is 10 photos. However, I believe the more photos, the better.
