I'm Glad We Started When The Real Estate Market Sucked.

I was having a very interesting conversation yesterday with an agent that has been selling real estate for a lot longer than I have.

She was telling me about the good ole days.  You know, the days when:

You would list a house in the morning and have a SOLD sign on it by that afternoon after multiple offers. 

Anybody with a pulse could get a mortgage.

Appraisals weren't an issue. 

The phones in the office were always ringing off the hook with more and more buyers.  

Sellers could pay for the buyer's down payment!


As she was telling me all of these amazing stories, I tilted my head to the right and started daydreaming about how great that would be.  No appraisal issues?  Homes selling like hotcakes?  Just sitting on my butt and getting a ton of calls??  

 

HOW COOL WOULD THAT BE???  

(Except for the buyers buying what they can't afford.  That's never cool.)

 

Then I had a realization.  I'm glad Amanda and I started selling real estate in Fort Wayne when the market SUCKED.  We started with RE/MAX Home Connection back in January of 2009.  A lot of local agents were starting to get out of the business because of how tough things were.  Many called us crazy for starting when the market was in the toilet.  They were right.  We were crazy.  Still are.

If we started when it was easy we would probably be out of the business too.  Instead we made up our minds that we were going to succeed in a down market, no matter what.

Don't get me wrong, we don't sell eleventy billion dollars a year.  You aren't going to see a picture of us in the Realtor® magazine anytime soon...  but we have succeeded in a down market.  For that we are thankful.

Jared - Those that survive in a down market are cultivating a THRIVE mode for the rebound and growth this IS coming.  The down market helps to clean out the membership rolls filled with hobbyists.  And, not to mention how many new tools we use for our professiona today.  The consumers have changed and the market has changed.  You and your business is prepared & there waiting for the next client!

I started the same exact day that the market peaked. Got to ride this whole market all the way down. And I couldn't be happier!! I see all the agents just waiting for the market to "come back," and hear the comments like "I can't wait until things are the way they used to be again." Guess what, peeps. It's never coming back! Jared and I (and maybe a few others) will rule the real estate world! Or just our little parts of it.

I know when I jumped into Loan Originations (December 2006) I was told by a lot of people it was a bad idea because the marketing was already headed in the wrong direction. And yes, rates were not fantastic at the time (I think we were closing loans at 6.5%... not including subprime loans (which I did ZERO)). Because of the timing (like you) I had to learn the ins and outs of the business and figure out what would work best for me. Nothing was fed to me. You have to create the business and a name for yourself.

I've been on this ride for a while.  This July will be 20 years.  This by far is the longest downward trend.  But I had learned about saving for a rainy day in the 90s down turn.  Remember back when the tech market went pllllllllllt, well so did housing.  But I agree if you can be successful in this market, you can be successful in any market.

The market was wonderful here when I started..  but not quite as good as the  criteria for a good market in your blog post.  It sounds like you are really thriving in spite of this current downturn.. Way to go!

Jared, I know too many agents that did not know how to function when the market turned, walking around in disbelief that the good ole days were gone, wondering where their next lead was coming from, or worse yet their next sale. The catalyst for me will always be that I took the e-pro course which helped me (an oldie in the biz) not only survive but thrive in this down market. And a special shout to Nancy Golliday, who designed my website and was the one who told me I HAD to get on AR! Have a great weekend. It's starting to snow here and stick :(
