Buyers: Are you waiting to hit one out of the park?

Buyers: If you are waiting to hit one out of the park, you might miss all the great 1st, 2nd, and 3rd base hits.

I don't very often use sports metaphors, but this one seems appropriate.  I'm telling my buyers now that if they keep waiting for that perfect deal, like in baseball, for that perfect "slam it out of the park," they'll miss all those great 1st, 2nd, and 3rd base deals. 

Don't be the buyer, that in 2013, regrets not buying last year when there was more inventory, fewer buyers, more especially good bargains, the interest rates were at historic lows, and sellers were much more eager to negotiate. Because you waited for the prices to drop a little more, you waited too long. 

Here in my Northwest Wisconsin neighborhood, where there are hundreds of lakes and big pine woods, great fishing, and a variety of recreational activities for everyone, there are many wonderful lake homes and cabins, cabins or chalets in a quiet spot in the woods, and plenty of recreational land available. There are good properties that have been on the market for some time, even years simply because there haven't been enough buyers or buyers were waiting on the sidelines. 

So this really is the year to buy. If we go take a look and you like what you see, don’t assume you’ll be able to think things over for two months before you take a second look.  Someone else with similar tastes may have also seen this home or cabin for the bargain it is.  By the time you’ve taken two more months to think it over, their moving van could already be backing up to the front door.

Here’s my advice.  Pursue perfection, but prioritize your wants and needs.  Now, not all of my buyers have the same dreams.  Some, for example, want a sandy beach, while others want a small quiet lake that’s better for fishing and watching wildlife.  But when you do find the location that’s just right for you, you can always remodel the bathroom or replace that pink carpeting in the guest bedroom.  Know what matters most, and know what you want so you’ll be ready to make an offer when you see it.

Wise words, hopefully buyers will listen.  You never know when the bottom has hit until we have solidly rebounded and those "deals" are not quite so good anymore.

The economy seems to be recovering, and employment prospects are brightening.  With fewer people losing their jobs and more feeling better about keeping theirs, the days of widespread panic selling by banks and distressed individuals have effectively ended.  Anyone who is still waiting for the perfect time to buy has already missed that bus.  Now it's about damage control and limiting the time-erosion resulting from a further delayed lifestyle upgrade decision.  You can't do it yesterday, and the next best thing is to do it today.
