17 Things I Would Rather Do Than Hold An Open House.

When I started selling real estate I did a lot of open houses for new construction homes.  I hated them.  Every week I would stop by the grocery store and pick up cookies and candy.  I would stop by the office and print out fliers, brochures, sign in sheets, etc.

Then it was time to bring on the tire kickers and the neighbors!  

Every week is was the same.  I would get 2-5 couples come in, they would all be hesitant to sign in, and most of them wanted nothing to do with me.  Most (if not all of them) don't have any loyalty to a Realtor.  I'm not going to spend my time trying to chase them down.  

*  If you are a Realtor reading this and you are great at open houses...  cool.  I'm not one of you.  I hate them.  Now on to my list.

17.  Eat brocolli.

16.  Go to the dentist.  

15.  Discuss politics.  

14.  Eat braunschweiger.

13.  Shovel snow.

12.  Pick up poo in our backyard.  (We have two dogs)

11.  Dishes.  

10.  Attend any musical.  

9.  Wear a tie.

8.  Grow a giant moustache.

7.  Wax my back. 

6.  Watch a movie with Nicholas Cage in it.

5.  Run a marathon.

4.  Paint my living room. 

3.  Pay $3.50 a gallon for gas.  

2.  Watch paint dry.  

1.  Punch myself in the face.

 

Okay.  I had to really think there to get 17 things.  Not quite sure why I picked 17.  Anyway...  the bottom line is this.  I hate open houses.  I haven't done them in over two years.  If one of my sellers really want one, that's fine.  I'll have one of the agents in my office sit in there for me.  So...  those are my thoughts about open houses.  :)

Perfect!  The only one I would add is give 'FEEDBACK' for the 22 homes I showed over the weekend! Agents calling for feedback drives me nuts!!

Jared, We're not fans either.  Once every few months we'll hold one if a seller is getting too antsy, but in general with the virtual tours, pics, etc., we're holding a virtual open house 24/7/365 already.  If they're really serious about seeing the home schedule an appointment with their agent or us.

BLIZ:  I couldn't agree more.  I think technology eliminates a lot of unnecessary things...  like open houses.

I know some sellers still ask for them to be held.  I can't stand doing them either & will usually ask someone in my office if they are interested, most are!

Jared I don't do open houses either.  They don't work for me and not in the Albuquerque area for most Realtors®.  I have better things to do than home sit on a weekend.

Hi Kristin!  Once in a while one of our sellers  will request one.  We try to explain to them they don't work at the listiing appointment, but sometimes they still do.

I've never had much luck with open houses either.  Never landed a buyer from one.  Did sell a house as a result of one...but I think that was a total freak occurence and not likely to repeat.  After meeting the buyers, the open house was the first opportunity they had to see the home, but they would've been in within the week with their agent.

I think they work for some people in some markets, but here they are not productive.  I find much better ways to use my time.

Hey Chris.  I actually met 1 buyer a few years ago at an open house.  They didn't buy that house, but bought a different one about a year later.  

Tammy!!  Not here either.  Well, there is one guy that does really well with them, but I think he wears a tux.  Seriously.  Not my thing.  :)
