Check out this post from Joshua Stein, an Active Rain member who is just getting started here. He states well a common problem, and has the makings of a great blogger and contributor here.

Help me welcome him to the Rain!

As real estate professionals, we all try very hard to put our best feet forward.  Speaking for myself, I also would expect my client's to do the same.  So, when we're listing a home, I expect the photos to both reflect the home and its owners as well as my own professional staus.

Apparantly, not everyone feels the same way.  I received an online inquiry about a property in Fort Washington, PA.

Here is the message:

Whomever listed this house should loose their RE license. The photos are adisgrace. Only a complete moron wuld posts these photos! No excuse for this! Could KILL a sale for the seller or even the bank! You can reach me at: (215) xxx-xxxx This message is about the listing at...

OUCH!

Luckily for me, this is not my listing.

The listing itself is probably the biggest reason why the home has been on the maket since June and endured a whopping $70,000 in price reductions since then.

Sometimes we need to step back a remember that it isn't just about getting the listing, but also getting that listing SOLD!  Don't allow the clutter and chaos of your client's homes take center stage.  A frank conversation with your sellers up front can save a lot of heartache (and money) later on!

Lottie-  so true... I visited a house the other week that was inundated with 'stuff' and garbage.. If the agent had invested $200 in a cleaning crew perhaps promsing the owner he would repay the owner at the closing  table..and had the owner organize it).. then the house would have presented better... the heat might have been on.. and it would have been sold...Frozen pipes looked to be a certainty ... and the house did not show well.... and then there were those photos..

LOL, we just had this conversation in our office on how our listings reflect on our company and brand. Best foot forward.

Excellent Reblog Lottie!  Photos are way too important to take lightly!  Which reminds me.... I have a listing with a Christmas Tree still in one photo.... I need to take care of that!

And.... I will head over and welcome Joshua right now!  Have a fabulous Day!

Lottie, It is so true.  I told a prospective client last week that my goal was not to list their home.  My goal was to determine if we can work together and decide together if moving forward with me listing the property was the right thing to do.  I further explained that I am interviewing them just as they are interviewing me. I do have conditions all designed to get a home sold.  Anyone with a license can list a home.  Great reblog.

Sadly, some agents are very short sighted and think that their job ends when they can count the propective dollars in their pocket.  They forgot to remember that they are in the service industry and need to get the place sold before actually getting paid!

Kathleen, I love how you can tell it like it is to clients, and do so politely! You've got talent!

You make a good point, Jennifer. I think some agents accept any listing, without having a clue on what needs to be done to accomplish the goal - a sale!
