Mastering Your Domain

Okay, I’ll admit it, I’m an Inman News junkie!  It’s a bit difficult to keep up with the amazing minds who write for Inman but, I do enjoy trying!  

In a recent article, “How to turn leads into real estate clients,” there was a lot of great information contained within but, in my opinion, the main part of that article truly had nothing to do with the title itself.

Master of Your Domain“Many real estate professionals don't understand that a website needs to be tweaked and measured..”  This single statement is, to me, the most important part of this post!  We all have our style of working leads and we all have our preferences as to what our websites should reflect about our particular areas.

I believe that many agents miss the 'big' picture with regards to converting the consumer on their site though.  Tweaking and measuring success on one’s blog and website is critical for success.  I have received numerous calls and emails about my thoughts regarding agents’ sites.  The key to a successful site is knowing your own consumer, understanding your consumer and giving your consumer what they want.

Sounds pretty simple, doesn’t it?  Well, it truly is a simple process but, in my humble opinion, this is something that really needs to be done BY the site owner, to better understand the mind of their consumer.  I recently went round and round with a so-called SEO guru who informed me that no one searches for homes by zip codes.  Ignoring their plea not to waste my time, I created a search Charlotte homes by zip code for my consumer and have since found that one single page is one of the most highly trafficked pages on my site!

Only you know the habits of your consumer.  Only you interview your caller to determine how they found you.  Only you fully understand what your consumer contacts you about and what their needs are with regards to your services.

You may pay someone to build your site but, only you know how to truly build-OUT your site to fit the needs of your own consumer.  Don’t rely on someone else to tell you what you, the marketing expert of your domain, need to do and to know to market in your area!

After all, who cares more about the bottom line of your business than youBe the master of your domain--don’t rely on others to make your site or you a success!

I akin it to gardening . . . what we put in our garden, where we want to have the color-spots, the annuals, etc.  Then the weeding, aka tweaking.  It's all about laying out the foundation, then pruning, weeding, re-planting . . . time consuming but very rewarding.  And I am guilty of saying "Oh, no one search zip codes" I stand corrected.  The best thing for a person is to get on their gardening gear and tend to their site!  Plantng those wonder SEO flowers, which will flourish with a little Google juice!!

Nick & Trudy:  You really have to dig deep when someone is selling you something--REALLY deep sometimes!

A real estate should always be a work in progress.  Tweaking, testing and adding or removing based on results is a great way to keep what works and lose everything else.  Great post as usal Debe.

Ken:  It is most definitely a work in progress--and is always in need of some sort of attention!

Luis:  That's very true--if we don't, it's very difficult to understand their patterns and needs.

Bill:  And I will never depend on someone to 'run' mine either.  With so many of our clients being online, why would we allow someone else to run that major aspect of our business for us?

Gordon:  I've got to drop by and see what you're up to!  I'm sure you're ahead of the game!

Mike:  ME TOO!  Oddly enough, we're in the minority!

Donna:  I always do too--and every day I find something else that needs tweaking!  You just can't get ahead!  LOL

There are s0 many things to learn about SEO and how to get consumers to your site, but you are correct.  We know the consumers in our area (or should), and we know better what they will search for.  What works in one area, may not work in another.  Clearly you knew that zip codes is a big search for you and Thank Goodness you did.

There are plenty of SEO experts these days, but telling you what your search terms should be shouldn't be one of their functions unless they also do Real Estate and they are also in your area, (in which case they probably wouldn't help you anyway).  

I have come to learn a bunch about SEO experts lately, lol :)!

Debe, can't believe anybody would say people don't search by zip codes. I have known this ever since starting in real estate back in 2001. Can't tell you how many people have spouted off zip codes to me the first time we talk to let me know where they are interested. Great advice, as usual!

Debe~This is great advice. This is something that I've felt for a long time, but didn't quite know how to express what I was thinking. Many things I've come to find out about blogging and building your own website is fairly simple, you just have to take the time to understand YOUR market and how to TWEAK it to meet your customer/clients needs and wants.

Hi Debe,

     IMO there are so many different search parameters. We have 3 new incorporated cities, half the agents list as the old city and half the new. The only way to get all listings is a zip code search. no different than a school search or street, you can go on and on. I have a parameters search list, it makes my head hurt sometimes...
