Home sale numbers in Pickens County, Georgia, continued to show stability -- and in fact, gains -- for the 3-month period ending September 30, 2011.
Eighty-three sales closed during this period, up from 66 in the same period of 2010. Unfortunately, this did little to help prices. The average sale price dropped from $201,218 in 2010, to $162,169 in 2011. Median sale price fell from $142,450 to $113,600. Which is not surprising in light of the increased number of distress sales reported.
Foreclosures and short sales in the Jasper area accounted for approximately 43, or 52%, of listed sales. With an average sale price of $133,504 and a median of only $100,000, it is obvious that these distress sale transactions continue to weigh on the overall market.
However, the fact that sales volume of homes in Pickens County, GA, continues to show relative strength is perhaps a positive sign and could lead to some improvement in pricing over time.
