Homebuyer's Seminar Ideas?

My team is putting together a "Home Buyer's Seminar" that will take place on January 31st.

We lined up a mortgage rep, a home insurance guy, a title company lawyer, a home inspector, and a home warranty rep. They all liked the idea and are ready to go. Of course, we'll have them pitch in some $$ to help share the costs of promoting the event as well as for snacks/beverages.

Our corporate office is right behind our regular office and they have a nice large training room equipped with whiteboards and a video projector (for powerpoint presentations). It's available for free :)

I'm currently working on the details of the actual topics and timing of each speaker. Afterwords we'll have the speakers available for one-on-one discussions with the guests.

I'm sure a bunch of you are thinking "nice idea but been there...done that. Usually few if anybody shows up at these things". Well, that's ok. Even if we have just 4 or 5 people, it will still be beneficial for us.

Why? You ask.

Because my wife will be videotaping the entire seminar (luckily she's a professional videographer) and I'll be editing together a DVD which I'll be able to use for years. My plan is to add the DVD to my buyers kits which I give away at open houses and when I meet customers for the first time. I can also use them on a lead capture webpage as a gift for filling out the form.

I'll try to keep everyone posted of the planning and progress.

If anyone has any ideas they'd like to throw at me, I'd appreciate it.

First I just rejoined Brian's group - more later in another blog post.

As far as your presentation, if you are going to video it - you may want to keep it as generic as possible - meaning don't talk too much about current market conditions - or better yet, create the video focused on current market conditions  - I have been toying with the same idea.

I want to do a seminar for those facing foreclosure - but my fear is those who should be there may not want to show their face in public as a group for loser homeowners...now there is another idea, like an AA group, have a weekly meeting for those in trouble -discuss options, etc.  who knows?

Hi John,

My vision is to basically step a buyer through the entire home buying process from getting pre-approved, to searching for homes, to putting in an offer, to getting the home inspected, to getting insurance, then finally what happens at closing.

I don't envision too much "current market conditions" being in the presentation. This will give the DVD a much longer shelf life too.

Mike,

 As a Home Inspector, I would think that having your home inspector talk about how your clients can inspect the inspectors.  This will give them information on how to choose a good inspector. (obviously the hopme inspector would be at the top of the list) 

Pennsylvania has over 600 people who are calling themselves home inspectors, however, there are only 200-300 who actually meet the current PA Home Inspection Law Requirements.  By having an inspector talk to them about what is required they will be more familiar with how the process works and be less likely to be difficult upon getting the report. 

Good luck with the presentation, anything you can do to set realistic expectations, will be a great benefit to the real estate process

That is a great idea Mike! My husband has done professional video for a local government TV channel... hmmm, now you have my wheels turning... I have been working on putting a seminar together as well but had not thought to record it.

Aaron, we will definitly have a home inspector there. Not only will he talk about how to find a good home inspector, but also making the buyers understand the difference between a home defect and a maintenance item. I've had more buyers ask for the homeowners to fix or replace things that are general home maintenance (the latest was to change the air filter in a furnace).

Videotaping the seminar is what makes the event so valuable. Once it's finished and edited into a DVD, it's something I can give away to all the home buyer leads that I get.  I'll definitely be known as the home buyer expert once they see my mug giving a seminar :)

Hi Mike;

     I just stumbled across this group as I continue to learn more and more about the active rain community.  I LOVE marketing and seminars and I think you have put together a great one.  I would like to suggest that you find a professional stager as well.  Home Buyer's may have need to sell their existing homes.  Many home stagers are also decorators and any time you can bring in someone to share decorating or staging tips...women especially love the ability to hear all there is to know.  I do such presentations all the time and in fact, they have become monthly events held every 3rd Thursday at a particular place of business due to the fact that they are popular and women plan on attending them monthly.  It gets people talking an dinviting friends which just makes the marketing circle open to more and more.  Best of luck!!!

I think you have struck upon a great idea.  Using this as a tool will help you so much is setting expectations and eliminating problems that arise from expectations being set too high. 

The idea of having this video taped opens so many paths for additional benefit.  I commend you on a brilliant idea, and I appreciate the fact that you are raising the level of professionalism.  Please update us on how this works for you. 

I imagine that you will use this as part of your listing package also

Gina, good idea for including a home stager. We will be creating a home seller seminar sometime after the buyer one. We'll definitely have a stager at that one.

Also, here's the postcard I created that we'll be sending out. I'm still doing a little tweaking, but it's close to being finished.

    Love the post card you have done up.  Hope that you will get a wonderful turn out for your seminar!  Just out of curiousity are you charging anything for it?  I know this sounds silly...I wouldn't have believed it myself and it could be the difference in markets...but when I do a free seminar the turn out is dismal, when I charge it's standing room only.  I couldn't figure it out for the longest time until someone, completely unrelated to the business, told me that she never attends free seminars.  I asked her why and she said is was because she always felt that when something was free...there had to be a catch and at some point they would try to sell her something.  I was dumbfounded by her explanation, but thought...let me attach a price tag to the next one and see what happens.  I haven't stopped charging ever since.  Go figure!!!  So I am curious as to what others think about that.  I am bookmarking your site.  I am buried at the moment with other work that has to be finished today, but any time I can find someone who loves the marketing aspects as much as myself, I am a sponge.  I want to learn more about your creative agent club.  So glad I found your posting.

I love the charging idea and would completely agree.  I wouldn't attend a free seminar either, because I would assume there is a catch.  In our area, community plays an important role.  You could even consider having some of the proceeds go to support a local organization.

I too am glad I stumbled across your post.  Thanks for all the valuable information.

I would have to agree with Gina about charging, but not for the same reason.  It's not that I would assume someone was going to sell me something, because trust me, I've been to seminars where they charge you upfront and they still want to sell you something once you're in.  It's more for the reason that it sets the tone for some accountability.  If I could walk away from a seminar because at the very last minute someone asks me to dinner, well there's no consequence I just walk away.  If however, I have an investment in the seminar, and I'd lose something by not attending, I would think twice before accepting the dinner invitation.  It simply makes people more accountable.  It doesn't have to be exorbitant, but at least something to cover your time & expense, so you're not sitting there with refreshments and people who've committed their time, and no audience.

how did you approach your opening introductions and what did you personally talk about

What would you do differently?

I am so glad I found this post too! I am holding my first one in February. First things first: who has suggestions for a price point for attendance fee? I live in an area where the average sales price is low - around $75k - and income is pretty low. Not sure how much bearing that may have but felt worthy of mentioning.Trying to find the sweet spot, not sure if $5 pp is too low but think $20 pp may be too high...

I'm offering child care, which hopefully will eliminate that potential parental objection.  I'm trying to keep it as fun & current as possible - music, tweets with hashtags, snacks. I love, love, love the video idea - just what we needed to continue marketing ourselves & helping those new customers!
