Clever list. I have encountered all these agents at some time or other. Recently I tried to make an appointment for a short sale home. All but one contact phone numbers were FAXES. The one phone number sent you to voicemail hell. Nobody ever called back. How on earth did this loser get the listing? It baffles me to no end.

Excellent advice to sellers.  I am searching daily in MLS for a home that the agent listed last week and it still isn't in MLS.  It is a divorce situation and the husband wanted to list with me and the wife wanted to list with the agent who still hasn't put it in MLS.

Some of these might be fairly common themes on expired listings.  ;)

I had a builder client that had another Realtor was trying to take away from me and her marketing plan was she was going to bake cookies so the new home smelled nice and "homey".  The builder asked her what she was going to do to get people into the home so they could smell her delicious cookies... umm errr...guess what?  Not her.

My very favorite is no picture on the MLS or only 1 blurry one that looks like it was taken on an i-phone from a moving car!!  And please, answer your phone, call back....if we can't show the property...it won't sell!!
