Don't Think You are Not Going to Get the Listing Just Because You are A Little Fish

Last Friday my partner and I interviewed for a listing.  There were two other agents competing for the listing.  The first agent happened to be one of the biggest names in Real Estate in our area.  The last agent was a mystery agent, we didn't have any clue who it was going to be.  We heard there were only going to be two agents, was the third a friend of a friend?  Who knows.  The fact was, we are fairly new..I have just under a year going for me and my partner, Katy just about 2 years.  We do not have a fancy presentation, a big gimmick, or a huge following.  It was just the us, and the facts.  We presented our marketing plan, plain and simple, gave the couple a solid CMA-the prices were a little lower that what they expected, and of course a positive attitude.  We would do everything possible to sell their home in the shortest amount of time, which is exactly what they wanted since they are being transferred half way across the U.S.

 

We did our best, that is all you can do.  And most of all, we were realistic, and told them what we knew would sell their home...Have the home pre-inspected, fix the light fixture that was not quite right, and paint around the front door where some paint is peeling...just basic stuff.

We left knowing we did our best job, and could hardly wait until Tuesday, the day we would know who got the listing...

Well, I'm sure you guessed that since I am writing this that we got the listing.. Two little fish in a big pond...

It just goes to show, just because you are not as big as someone else you can't come out on top!!

Great job Shari.  Never under estimate yourself.  This is a pure relationship business and sometimes those big fish make it such a process that they lose out to those who are hungry and realistic.

Thanks, guys... We just returned to the office with the signed listing!!  They told us the reason why we were chosen is because we seemed to be the most aggressive, and they want their home sold fast.  They even listed UNDER what we suggested.

Sometimes the big name agent is not the best agent for the client.  Many have gotten so big that their service levels are not as good as they were while climbing the ladder.  In the end it comes down to who the client liked better.
