NEED HELP WITH A LISTING PACKAGE!

Hello everyone! Yeah! It is like 4:13 am and I am still up. Why? I am doing my Lowesrealtorbenefits.com online mailing for expired listings. Which brings me to this. I ran across a expired listing. I want this listing very bad because I am a fan of this person -Seriously. And in case the owner is not home,I want to leave a listing package for them.

 I don't want to leave just any ordinary listing package. I have a good listing presentation. Should I leave a copy of my listing presentation with the owner in case the person is not home? Since listing presentation and a listing package are two different things,I think that I should leave my listing package instead of my listing presentation. I want to leave a very good one.

What items shall I include in it? I know what to put in it. I don't know everything to put in it.

Does anybody have any idea?

Lanre, Same here...I would wait to do it in person.  At the most, I would leave a business card at the door and then follow-up when they are home.

I would not recommend to leave your listing presentation, you will not do it justice by leaving a copy.  I have no problem leaving a listing package at the door when no one is home.  I would recommend to call them before you leave the package to give them a heads up and ask them to take a look and you will call again in a few days.  I would at least make a contact on the phone before you leave the package or it will get thrown out.  As far as what to leave in the package put the standard stuff like copy of the sales contract, resume on you, and any promotional items you have.  I usually try to put something unique  in it also.  Good Luck

You usually can always do better face to face.  I would write a personalized letter letting the owner know why you are the best choice for them and requesting a short in person visit with them.  They have got to see ytou eye ball to eye ball to make a decision in your favor.  So, my adivice is to skip leaving marketing material, etc.  Communicate with them in a personal way that addresses their needs and how you will be of help then requesting a meeting.  Slick presentations are a dime a dozen.  Real, honest, from the heart communication is rare.

I used to leave paper copies of my listing presentation with prospects all the time, until I noticed other agents in my market using the very presentation I spent hours/weeks on. I then starting asking every listing opportunity I spoke with, if they had interviewed any other agents, in most cases they had, I then asked them if I could see what those agents left them with. They had no problem sharing those presentations with me! That was my AHA moment. My listing presentation is now done from a laptop using powerpoint, I offer the client a copy of it only after they list with me!

That was 5 years ago. I update the presentation every year, Sellers love it! No one else does it this way.

Hi Lanre.  You've gotten some great advice here.  WAIT!  :)  I agree with everyone else.  The personal touch will score you more points by far.  Even if you're a huge fan of this person, don't let your nerves make you anxious.  Just look at this seller as you would any other seller... of course always doing your best job and you should be fine.  GOOD LUCK!

    You want one more vote for doing it in person? Just wondering is this person your a fan of Famous, Sports, TV, Movies, Political just give us a little clue. You can't get to these types easy only cause of who they are. But maybe we can brainstorm a plan if we know a little more about who your trying to get to. They may like it if your a fan of theirs or think your some kind of star struck stalker. I think being professional with your approach is important and you sound like your on the right track. It's about the property first and not the person. I can't even tell you the names of the celebrates I have worked for it's all about confidentiality sometimes too. Also working for them does not mean you always get to meet them either.

    The phone is your friend if you can get their number but I'm guessing you already tried and they are unlisted. I think a short intro letter or note mailed or delivered could work. You could send it with a small gift or some of your marketing crap too. Yeah they need that new Lanre Folayan calender or frig magnet don't they? You never know, everyone need a calender this time of year.

    Most celebrates have a manager/booking agent/secretary you could always work that angle too. You should be able to get to somebody who is connect to them that will talk to you. Then get put on their schedule to meet them or maybe you just get to the law firm they use and do the paperwork. You don't really expect to meet them do you?

Hi Lanre,

I agree with the others.  I would stop by on a Saturday and see if you can catch them home.  I would offer a short, pre-listing packet with information on your services, maybe bullet points on how you can serve their needs best.  Do you have any seller guarantees?  Differentiate yourself from others.

Lastly, what you are doing is trying to schedule an appt face-to-face.

Lanre, did you ever go on a date? Did you send over a note before the date & tell the other person what you were gonna do ? No, right? You wanted them to see it & hear it themselves, to absorb how great the night actually was. I have almost NEVER given a "listing package" to a prospective seller. When I did, they never signed with me anyway. ( only a couple of listings missed... And I target FSBOs primarily) It is YOU they are buying, not your ad campaign or paperwork. Have the confidence to just go to that person, say you're a fan and WANT TO HELP THEM ACHIEVE THEIR GOAL. Ask what will it take for you to become their partner in getting the job done. That is exactly what I do. The sellers eat it up. I look em right in the eye.All confidence. They need it.

Hi Lanre - I also recommend either personal contact or a heartfelt letter with some of your materials - followed by personal contact.

We use Lowe's Realtor Benefits too but never thought to use them for expireds. Has this worked for you?

Kevin & Ray - Lowe's Realtor Benefits does not work for me. I only got like one lead and it is taking that person forever to make up her mind. I haven't given up on Lowes Realtor Benefits Program but since they dont send out the bi-weekly magazines and DVD's anymore,it is not doing anything for me. Do you still use them? Sorry it took me forever to respond. Thanks for commenting.

I really liked what David Swierczynski is doing. I am working on a prelisting package including a DVD of me presenting what I am going to do for my clients as an introduction. I will then mail it to them and they have a chance to "meet" me and it will be different than everybody else's presentation. Great post!

I agree with Lanre. My listing presentation is proprietary information that took me weeks and months or research to collect and edit. I dont just leave it with a client to hand to another Realtor, or for other agents to sneak peek at.

Here are my suggestions:
Every 3-4 months I update it
Everything is branded and personalized to me, remember we are selling ourselves
Keep it brief, less than 20 minutes to review or explain to them
Also have a personal presentation to cover thier questions or objections, to seal the deal
Cater the presentation to them and personalize it for them

I use my laptop for powerpoint presentations as well. Or I use a leather bound portfolio that holds my printed listing presentation, so the client knows I will not be leaving it behind for them.

If they sign, I go back to the office and create a personal packet for them, without all my marketing tactics. Mainly its just checklists, market reports, cma, and generic info. One of my follow up pieces.
