OK...so I have a FSBO that has called me expressing interest about selling their home.  They wanted a free comparative market analysis, and they responded to one of my FSBO marketing letters. They also said that they wanted to try to sell it themselves first.  So, all of you experienced agents out there:

What would you say to this person to get them to list with you now?

We use a plan called an 8x8 with fsbos.  This is a mailing we send every day for 8 days to them.  I will post some of these maiilings in future blog posts for you to get an idea.

8X8, like from the Danny Kennedy book?  I've read that one.  I've got the guy, basically.  I just need to conquer his last objection.

You are going about the FSBO relationship the wrong way.  Your best approach is to help them sell by themselves and only go after their buyers!  Over time, after you have earned your stripes, they'll ask you to help them sell!!

Tell them that you are willing to pre-approve their buyers for them for free over the phone so they know they have a real prospect and not just a noisy neighbor or crook staking out their house.  This is non-treatening and if you use my services, I'll send any pre-approved borrowers back to you!  Keep in mind that only 5% that visit a FSBO actually endup buying that house so the odds are in your favor that you might get an opportunity to show them other houses.
