Your Home Might Have Sold in 2 Days . . . Because My Clients Have Been Looking for 3 Months

Buyers, please read this blog post.  This is the best explanation of the situation that Phoenix home buyers find themselves in today.  Great job by the author, Carla Muss-Jacobs!

This post is inspired by Alan May's feature: Sold in 2 days? So Glad!

We've all heard of "buyer's remorse" . . . the second-thoughts buyers sometimes have after they've submitted an offer and it's been accepted.

Well . . . sellers can have a 'remorse' too, it seems.  Theirs' come in the form of: Their home sold in a short amount of time, they often second-guess their listing agent:

"Perhaps we could have gotten more?"  "Perhaps we priced it too low?"

And I'm here to debunk that myth.

Sellers . . . listen carefully to this Exclusive Buyers Agent, who ONLY works with buyers:

  • While your property may have sold is two days . . . my clients have been looking of properties for over THREE MONTHS!

  • So when you and your listing agent were meeting a few weeks ago discussing putting the property on the market -- we already toured 20 properties.

  • And when you tidied up the place, putting all the curios and knick-knacks into a box, and putting every kitchen appliance known to Wolfgang Puck off the kitchen counter and into the kitchen cabinet . . . my clients saw another 50 listings via the Internet and the list sheets I sent them.

And when you signed the listing contract and the FOR SALE sign was dug into your front yard -- we just toured another 7 houses.

So when your house hit . . . we had ALREADY toured existing properties and your house made sense.  And when we toured your property and it made further sense . . .

. . . We were ALL READY to make an offer on your home.

Don't blame your listing agent.   Instead . . . you can THANK ME for bringing qualified, ready, willing AND able buyers to your property who already know the market and are all ready to buy your home!  Your agent priced it right and it didn't linger for months to find the market price.

And isn't that why you have it listed!?!

Bob, thanks so much for the re-blog.  I know that inventory can get rather tight and in my market the good properties go quickly.  Interesting that the tide has turned.

Hi Bob,

Thanks for re-blogging this. I never really thought about seller's remorse before. You would think that considering how tough times are, they would be glad to sell their property quickly. Just goes to show some people are never satisfied or always think they could have gotten a better deal. Keep up the good work as a top Phoenix short sale agent!
