Dear Seller please don't get upset with me because I am being honest with you . Prices in you neighborhood have dropped by $20,000-$30,000 in the last several years. The price you Dear seller don't be upset thought you could get for your home is yesterdays price . It would be very unfair and unprofessional of me to have you think anything other than the truth.

Dear Seller please don't get upset with me because I am being honest with you .I will show you in black and white what the last several sales have been . The home exactly like yours has been up for $25,000 less than you think your home is worth . It has been on the market for almost six months . It shows clean and nice. I know because I have shown it to buyers.

There have been several foreclosures in your neighborhood and there are several empty vacant homes . There are also several estate sales .There have been a few short sales causing the values to drop. I would be misleading you to have you think your home is worth more than it is. Who ever we sell to most likely will need to obtain mortgage financing . The mortgage company will send out an appraiser .The appraiser will be looking at the same information I am giving you If the home doesn't appraise the buyers will not get the financing . As for a cash sale would you want to pay $20,000-$30,000 more then the last sale? I am sure you would not .

I know your home is nicer, has the best location ,and been properly maintained. I understand your upset but I don't set the prices the current market conditions do .
Homes are only worth what buyers are willing to pay for them .
Dear seller please don't get upset  I can not list your home for sale if it is not priced at Market Value it would be unfair to you and unprofessional of me .

Adrian   My market has many sellers in shock when they see what their house is worth compared to what it was a few years ago ... best to be honest upfront saves problems later

Hannah, we walk a fine line with whether or not we get the listing when we tell the truth. I recently lost a listing because I gave the  client a CMA that was about $25,000 less than they thought they should get for the home. After not putting the home on the market for 3 months they listd with someone else at the value of my CMA.

Ed..  In this area having a listing that over priced in this price range is a waste of everyone's time ..I will pick it up when it expires

Caprice ..   If the sellers want to sell they have to be priced with today's market prices..If they are buying they will make it up on the other end ..

All I can say is Amen!  It is a mystery to me how some sellers can look at the comps and yet somehow feel that those numbers don't apply to their "special" home!  good job!

Great post Hannah.  This is something I deal with here all the time.  Fortunately most sellers here understand how far the market has dropped.  I just listed a home for $165,000 that the sellers paid $400,000 a few years ago.  They were not surprised at all by the list price.

Boy, it is tough.  And, I have sat at many a table with a crying homeowner.  Literally.  But, it is more important to be honest upfront for the seller's bottom line.  Overpricing a property leads usually to a lower net for the seller.  Good work.

But Ms. Realtor,.... we put up all that wallpaper and just spent $10,000 on a new kitchen!! And it was appraised for $20,000 more back in '05.  :)
