Dear Seller please don't get upset with me because I am being honest with you . Prices in you neighborhood have dropped by $20,000-$30,000 in the last several years. The price you thought you could get for your home is yesterdays price . It would be very unfair and unprofessional of me to have you think anything other than the truth.

The home exactly like yours has been up for $25,000 less than you think your home is worth . It has been on the market for almost six months . It shows clean and nice. I know because I have shown it to buyers.
There have been several foreclosures in your neighborhood and there are several empty vacant homes . There are also several estate sales .There have been a few short sales causing the values to drop. I would be misleading you to have you think your home is worth more than it is. Who ever we sell to most likely will need to obtain mortgage financing . The mortgage company will send out an appraiser .The appraiser will be looking at the same information I am giving you If the home doesn't appraise the buyers will not get the financing . As for a cash sale would you want to pay $20,000-$30,000 more then the last sale? I am sure you would not .
I know your home is nicer, has the best location ,and been properly maintained. I understand your upset but I don't set the prices the current market conditions do .
Homes are only worth what buyers are willing to pay for them .
