7 Things to Look for During Your Final Walkthrough

We have written about what to think about when choosing your home and getting your loan. And now it’s here!  Your closing day on your new home! Pretty exciting and boy, you can’t WAIT to get those loan papers signed and the keys to your new home.

But WAIT! Slow down – you need to do one final walk through before you sign all that paperwork to make this home yours. Once it is yours, the sellers have no obligation to fix anything.

You could schedule your walkthrough a few hours before closing or the day before. The only thing, if you DO find something within hours of closing that needs to be remedied during your walkthrough, there would be only hours to get it fixed OR money would need to be set aside. Perhaps the day would before would work out better. Best thing would be to ask your agent what they think would be best.

What should you look for while you’re walking through the home for the last time right before closing?

·         First? Start the dishwasher. You will want to make sure it doesn’t leak and it takes a while to run through its cycles. Doesn’t have to be a full cycle to show if there is any leaking.

·         Turn on the stove and oven to see if they heat up.

·         Turn on the furnace & air conditioner.

·         Check the plumbing. Run the water for a while to see if there are any leaks. Run your hand around the outside of the pipes to see if there is any moisture. Check under the pipes, are there any puddles? Is the water running down the drain freely?

·         Run the tub and shower for quite a while. Do the drains run fast? If they’re on the second floors, run to the first floor – look up. Does it look like there is ANY moisture on the ceiling?

·         Turn on and off lights in all the rooms.

·         Find the water heater. Is there any water surrounding the unit?

This is just a brief list to get you thinking what to look for before you sign those papers. Your agent will help you through the closing process and the final walkthrough. However, you should be right there beside your agent checking these things out. Yes, it IS really exciting to be closing on your new home, but check it out before, you won’t be able to ask for something to be fixed after the closing.

Nice list! I like to let my buyers turn faucets, burners, dishwashers on etc. themselves so that they know they are working. At the very list they watch me go through the checklist. You can never be too safe.

thanks for the tips, however most of these things should have been checked long before the final walkthrough which is mainly a time to make sure that no new issues have surfaced.

Good list of items to be considered BUT BUT BUT...Why at the final walk through w/ 2-5 days remaining til' COE? Not sure about other states, but in CA. these are items the buyer should look for when meeting with the inspector at the beginning of escrow. Waiting until the 11th hour helps nobody. Final walk through should be to confirm that agreed to work has in fact been completed.

Interesting. I would think the time to check all these things really thoroughly (and then some) would be at the home inspection. I've always viewed the final walk-through for an opportunity for the buyer to verify the property is still in the condition it was in when they made their offer -- and that any agreed-to repairs have been completed. If there is an item that didn't work when the offer was accepted and they now discover it, the final walk-through doesn't actually present an opportunity for additional negotiation. In California, the walk-through isn't a contingency, it's simply a courtesy.

The time between the home inspection and closing could be weeks...good to check AC, water, and a few other minor things. Home Protection Plan time if after the closing things aren't running properly. Good reminders...thanks. Jo Ann Poole

I agree with a through walk through especially if the house was lived in during the Home Inspection. Not everything may have been visible to the inspector. Also when people move things like drain pipes under sinks can get bumped when taking stuff out and leak. Also disposals stop working because people were putting all the food then didn't want to take down the disposal. Plus in certain areas like SSF they require those smoke detectors to be in working order.

Thanks for the great list. The comments bring up another more important issue. Here is a section of the Illinois contract Alan brought up #41.

"Buyer shall have the right to inspect the real estate, fixtures and included personal property prior to possession to verify that the Real Estate, improvements and including personal property are in substantially the same condition as the date of acceptance, barring normal wear and tear."

I don't think the lawyer who wrote this bothered to read it and many other states may have he same clause. We had it here in Idaho until I got it changed. The problem is here: "as the date of acceptance." Only the occupant would see the home on the day of acceptance, so you would have to take his word for it. On a bank owned home no one would see the home on the date of acceptance and it's often many weeks after the date of offer. During those weeks there could be freezing pipes, vandalism etc. The clause should read "as the date the offer was made, barring normal wear and tear."          Also we sometimes take pictures when we make an offer.

Nice list, but I just have one caveat: don't turn on the air conditioner unless it's 65F or above.  Doing so may "slog" the compressor, which can ruin the unit.  (Running it at cooler temperatures can cause liquid refrigerant to be pumped through parts that are made to handle refrigerant in its gaseous state.)  Considering your area, you probably don't have too much trouble with that, but it's certainly an issue in other parts of the country.

And let's not forget the refrigerator.  Several years ago my clients bought a house that was almost vacated when we looked at it and then the inspection was done.  The elderly owner, between inspection and closing, had turned off the power and unplugged the refrigerator, which was a unique size to fit the cabinet space and height available.  My clients intended to replace it with a larger one anyhow, so we were not paying attention to the refrigerator sitting unplugged with the doors open.  Found out about a year later that the refrigerator would not fire up again when they plugged it in to get them through the first few weeks before the kitchen changes and fridge replacement could be completed.  So, if it's unplugged, plug it in and start it if the power is on.

Fortunately, no fiascos during the final walk throughs I've done.  One buyer did complain about my seller's koi pond motor going out. People are funny sometimes!

Those are great, simple tips for the final walk through.  Usually buyers just breeze through the house for one last strategy session on where the furniture goes, but it makes sense to have one last quick check of the major mechanical components to ensure there are no surprises.
