I have been out showing loads of homes to buyers for the past few weeks. Buyers are out looking folks. But buyers are not buying just to buy. They are shopping and are especially sensitive to how a home shows. It used to be when the market favored Sellers that the initial appearance of a home was not as critical as it is today. First impressions mean everything to a buyer even if the floor plan and location meet their needs.
I showed a home to a couple the other day in Overland Park that met their needs in terms of location, size, amenities such a finished lower level and in their price range. But they immediately dismissed consideration of the home because from the moment I unlocked the front door, there was smell to the home. I don't know what the odor was from. It seemed to be a cooking order that could have been easily taken care of, but my folks did not care. It was the initial impression of the home and that is all the buyers remembered even though the home met their needs otherwise.
Consider these tips for showing your home folks. Yes, buyers are back out looking, but they are particular about what they are buying.
