I'm working on a short sale transaction with another agent in my area.  I am the buyer agent on this one (many times we are the listing agents).  As we all know, things always tend to happen right when we go on a vacation.....

A couple of weeks ago my husband and I took a very quick 4 day trip down to Arizona to visit a friend and see some MLB Spring Training games.  While we were away the short sale lenders needed an addendum signed asap to get us the requested approval.  My buyers aren't big internet users, I had met them in person to sign all documents and faxing/scanning/Docusign all aren't really options for them. 

 

The listing agent offered to go meet them for me and as I thanked him and felt guilty for not being available to do my job he said something that really stuck with me. 

He said "I'm happy to do it.  We are all in this together and we should work together to get done whatever needs to be done.  I don't know when this co-broker thing became so adversarial." 

He's right.  It seems like we have gotten to a point where the other party and their agents are the enemies in the transaction.  We keep buyers and sellers apart at all cost, thinking that they will mess up a very delicate transaction if they meet in person.  We feel the same way about the other agent ever talking with our clients about anything.  In Idaho we don't even sit down at the closing table with everyone -  all parties sign at their own convenience and in many (most) cases the buyers and sellers never meet and if the agents don't already know each other they rarely meet either. 

Please don't misunderstand me.  This does not mean we should be soft on negotiating and working in the best interest of our clients.  But, everyone in the transaction has a common goal.  Buyers want to buy the house, sellers want to sell it, we are brokering the deal and everyone wants a smooth closing.  So, I appreciate this agent's attitude, his willingness to help, and the transaction was able to move forward seamlessly because of it.

If more agents followed this advice we would see fewer "ego" conflicts - we are all working towards the same goals or at least we should be and sometimes it is hard to tell.  Thank you for this timely reminder.

Kasey -  Here our buyers and sellers never meet, or best if they never talk.  We close separately and at time I have actually closed never meeting my buyer or seller in person. They find me online and it's all done via calls, text, email and they close long distance.  Albuquerque has dropped to near (I think) around 3,000 Realtors so it's rare I work with the same one more than once or maybe twice.  I'm finding more and more of them are communicating via text and email than picking up the phone and calling. For better or worse times they are a changing in the land of real estate.

I totally get it Kasey and would not have misunderstood! I agree with you! I've been fortunate to be working with many agents who feel the same way. It makes things easier for everyone, it makes transactions go smoother.. it's the reason that many difficult transactions even make it to the closing table. Of course, I've also had my share of experiences with agents who feel we are enemies or there are so much better than me because they've been in the business for at least 150 years ...

Kasey,  Most especially on short sales ... once I am in contract I will do whatever it takes to assist the buyers agent.  I've told agents before that from my perspective ... we are a team.  We must work together to get the job done.  It would not serve my sellers if a buyers agent needed helps and I did not help them.

I agree Lucy, I don't know why some agents make it an Ego thing.

Larry & Sheila, absolutely!

John, sounds like things work very similar in the Q as here in the Boise area - except that we are a smaller area and have less agents and definitely run into the same agents over an over again if you work a lot and do deals with the big dogs :-)  But we see a lot of turn around with agents too and there are quite a lot we don't know as well.  And even many of the "big dogs" we may "know" each other but have never met in person.

Andrea, glad you wouldn't have misunderstood!  It definitely does make things easier and smoother for everyone and for the transaction.  I love those agetns that have been in the business for 150 years! Lol.

Kathleen, agreed.  With short sales it is especially important for us to work together to the end that everyone wants!  They can be so tough and frustrating for every party, so being adversaries is definitely not the way to go.

Hi Kasey, thanks for sharing.  I agree totally that it's so important that we work well together, especially in short sales.  Once in a while, I would encounter an agent who becomes less professional in attitudes and comments. I would take a step back, and ignore any negativity, and simply focus on the job at hand and answer questions pertaining to the transaction.  We are in a small area too. I found that my involvement in our local association also helped me in getting to know the other agents; many of whom are very nice and cooperative.

Many years ago the selling Realtors' met with the seller and the listing agent when presenting an offer.  This way we were able to talk about the offer and our buyer.  It was a good process.  We all went to the closing tables together and everyone signed at the same time.  Of course in those days, we did not have computers, cell phones or any of the electronic gadgets we have today and I think in a lot of ways it was a slower time.  Today, we are all hurried, tech saavy and hardly ever meet each other.  Sad in my mind, but what can you do.  I am always willing to help in whatever way I am able and it is never a pain, in my mind we really should be a team and work together for the betterment of both parties. My phone is never busy to those who need me.  Thanks for a good post.

Sherry, how big is your area?  My area is strange in that it is small and big at the same time.  I don't know if that makes sense, but we are the biggest "metropolis" in Idaho - the Treasure Valley has roughly 500,000 people.  However, we are still a very small community despite that and so on the one hand there are a lot of agents that know each other and have been in the business for a while and on the other we see a lot come and go and some that we never work with more than once.  But, there are several that we love to work with and have been lucky to do a number of transactions with.

Mary, sometimes I think our technological gadgets are a detriment, honestly.  I know an agent in California that always presents her offers to the sellers directly.  Great practice.  I have done it before.  However a lot of our offers these days are short sales and bank owned properties.
