The Pile of 'NOs' on the Counter-Please Throw The Business Cards Away!

While out showing homes today, I saw it. IT is what we call 'The Pile of NOs' on the counter. One home I showed had 17 business cards on the counter. Seventeen!

Call it what you may but when you really think about it, it is all the people that have NOT decided to buy your home. In this instance, there were seventeen potential buyers out there (not counting the ones that may simply have not left a card) that viewed this home and, for whatever reason, did not like it enough to call it home.

Is this the message you want to give to potential buyers?

Larry and I have a great system for showing contact, feedback and follow up. We do not need these cards and do not want other potential buyers to see them. While it is nice to see the interested people through your home, having business cards out tells the buyer that the other folks have not liked your home (at least not well enough to write an acceptable offer).

So go ahead and throw them away.

I hate seeing a pile of cards for a different reason.  My clients like the home and that pile of cards in our present market usually means we are gonna be in a multiple offer, bidding war.  I always hope other agents aren;t even showing the home my clients like...

That is so true!  But it could also mean, that the house is well priced and there are buyers coming in in droves.  I guess it depends on which perspective you are seeing it from.

Hey there Marge, either way it leaves a bad impression in our book! We talk our buyers through the process and show them how many others were too (by the stack of cards). We also call ahead of time and ask about other offers etc before we show (both as a courtesy to the listing licensee and so we do not waster our buyers time if it has not been updated as pending yet). J

Hello Jennifer, nice to see you! It would appear that it would be priced right but if there is a stack of cards but no offers, it probably wasn't. It could just mean great photos. ha! J

Hi Jaque,

I have the opposite response.

In the Seattle area we can get 40 - 50 cards in less than a week.

It says this is a hot property and there is lots of interest, so make a good offer, and make it quick.

Hi there Phil, we do not have that many showings here without an offer. Of course we do not typically have that many showings either (40-50 a week would be phenomenal here).   :)

We also let the showing licensees know when someone is interested, threatens writing an offer as well as when someone writes an offer. This puts everyone on the same page and has often resulted in multiple offers for our sellers. Same results but a different presentation. J

Great post. I also see it as a pile of nos. But it is nice to see the possibility of the exact opposite. A pile of yes's. I just don't understand the desire for agents to leave cards.As soon as that agent activates the lockbox it appears on my phone. Caprice

Hi there Caprice, we understand! Some here also do not leave a card. We have a showing feedback system that alerts us when someone views the showing instructions and again when they enter the lockbox. If you follow up with your sellers and keep in communication, there really isn't a need. J

Interesting perspective. Cards, like numbers can represent almost anything you want them to. A pile of cards and no offers tells sellers what they might not have wanted to hear in the first place. I like Phil's point, too...people's interest is a little bit sharper if they think it might be taken away. In these few comments, I can tell you have a system that works, and that is excellent!
