Wondering why your home didn't sell?

Whether you did the "FSBO" thing (For Sale By Owner) or had a full-service REALTOR or anything in between, I may be able to help. Maybe you know very well what went wrong.  But maybe you don't.  It's possible at least, that there was more to it than you realize.  As your real estate agent, I think it's important to pinpoint the cause or causes as best as I can before you decide whether to put your home back on the market.  Could any of these have been the case? 
  • Price: If your home isn't priced competitively, then it won't sell.
  • Condition: There are a lot of homes on the market. Buyers are particular and want  homes in great  condition.
  • Marketing: If buyers aren't aware that your home is for sale, they can't buy it!

Anthony, I believe for MLS listed properties, the reason a property does not sell can ALWAYS come back to price.  Condition reflected in price, weird layout reflected in price, location reflected in price, etc.  If it is priced really well, even lack of marketing beyond the MLS and a sign in the front yard can result in a sale.

I have to agree with Susan. Any home which is PRICED right for the conditions (both market and home) should sell. Even a handyman special if PRICED attractively enough should sell.

Anthony - Many consumers are presently asking themselves that question.  Sometimes even when the agent show the reasons why the house did not sell  the seller still fail to make the changes.  Some are still longing for the good old days.  Consumers in your area should certainly checkout the extensive resource you provided on your site.

Sellers find it hard to accept the market value of their home when the market value provides less profit than the seller wants or needs. It's a tough one.

Anthony, this is great stuff for consumers to look at.  It's a benefit for them to have someone answering their questions- so many are confused.

Anthony - I tell all my clients,  You can't change the market or the location.  You can only improve the condition which will increase the sale price. 

Almost all the homes I staged last year sold within the first two weeks.  I do have one home that has been on the market for more than a year.  The homeowner has a large dog and will not get a lock box and he is rarely home.  He is on his 3rd agent this year.  He doesn't understand why it has not sold.  <sigh>
