Home Staging Tip:  Kitchen Cabinets 

Kitchen cabinets with glass doors reveal more than just the contents of the cabinet.

A cabinet with a glass door adds interest and is a positive selling feature only if

the contents of that cabinet are visually appealing.  

Otherwise,  potential buyers could see the glass door as a negative feature.

Think about it....

Seeing your "stuff" could make buyers think twice about having glass doors.  Not everyone has perfectly matched dishes.  Not everyone keeps a tidy cabinet.  Most people want to put things away without concern of keeping up appearances.

  Instead of valuable storage space, your cabinet could represent decorative wasted space.

At a recent New Hampshire Home Staging Consult, this cabinet was quickly transformed

using existing items from the kitchen.

Will one or two glass door cabinets be the deciding factor in the sale of your home?  Of course not.

But, they will play a part in perceived value in the minds of buyers.  

"The devil is in the details."

Sharon, the devil really is in all the details.  Watching buyers faces when they open cabinet doors and find messy or unclean cupboards it is disconcerting to them.  With glass doors, I agree in makeing them visually appealing. Good reminder

Laura:  Imagine what you could do if you went shopping!

LaNita:  As long as you have plenty of storage cabinets, you can afford to offer one up as decorative.  The last thing you want to do is suggest a lack of space.

Cara:  Unless your pantry looks like a page out of William Sonoma, and whose does, a glass door would be a problem for most buyers.  Providing the rest of the house is impressive, though, having to replace one door wouldn't be a deal breaker for most buyers.

Michael:  It's all about impressing and appealing to potential buyers.  All the little details, like this, could add up to an offer if you play your cards right!

Roger:  Oh, the dreaded Tupperware, LOL!  What were they thinking?  I've seen snack foods (bags of chips, etc.) behind glass too.  Come on people!

Janice:  And then you have to compensate the storage cabinets by making sure they look as spacious as possible.  Space is a valuable commodity.

Alexandra:  For those who can't visualize (about 90% of people) it's important they like what they see.  Not always easy, you can't please all the people all the time!

Mary:  The dirt, dust, and crumbs that gathers in the corners of kitchen drawers is another of my "details" that I warn my clients about.  Clean out those drawers!

Sharon, I have a bar with all glass doors and they are easy to fill with glasses, my other glass cabinets sit high above my other cabinets and I keep them simple with one decorative item in each (they are to high for daily use). I do appreciate your second shot and those who know how to do it right!

oh, and btw, mine have moldings on them so they are not one smooth glass panel, which helps too.

Sharon, I like before and after and culdn't agree more. Open shelving is a possibility to create an emotional connection. Actually all other cabinets with the normal doors are the same way. They either show clutter and not enough space or if neatly organized attract potential buyer showcasing storage capacity.

Ginger:  Good point....frosting the glass is a great tip for those homeowners who don't want their contents on display.

Maureen:  It's interesting how many sellers don't even consider this point.  

Ellen:  My current home doesn't have any glass doors, but the last one did.  Like yours, it was very high up and wouldn't have been a place for daily storage so it wasn't an issue.  

Anna:  Absolutely!  All cabinets, closets, and drawers should be clean, organized and made to look as spacious as possible.  Potential buyers will look behind those closed doors!

Sharon, what a great title and oh how true. I love the pictures. Your point is well taken. I'd love somw glass doors to show my stuff but not everyone feels that way. Nicely done.

Sharon- you are so right on this one.  Glass doors can be an enhancement... adding light to a kitchen  However they can also be a window to mismatched glasses, cups and whatever we keep in there.

Sharon - I rub my hands with glee when I see a cluttered glass cabinet.  It's such an easy fix to "edit" the contents, and turn a problem into a positive, by featuring less items in a more attractive way, as you've done here.

Sheila:  As nice as they look, I wouldn't want one unless I had plenty of storage otherwise.  It would feel like wasted space to me.

Kathy:  Having been inside many peoples' cabinets, it's obvious that most people aren't capable or willing to keep them looking presentable, LOL!

Chris:  So true, hutches are another example of areas that sellers should make more appealing before listing.

Brian:  Staging inside the cabinets and inside closets and pantries is my favorite!

Sally:  If only bedrooms and living rooms could be as easy!

This is such a great point and so easy for homeowners to accomplish.  Some may need outside help to do this, but the good news is that your homeowner did not have to purchase items to display.
