I have been very blessed to have lived in San Diego, CA since 1998. After living in the Arizona desert for 8 years, I couldn't wait to move to San Diego to be near the ocean and all of the different outdoor activities available to me within a short 1 to 2 hours of travel time. One area that I would like to focus on today is the the City of San Marcos, CA. There are two primary zip codes for this area 92069 and 92078. The information provided is current as of the date of this post. The data that you'll see in this post is solely based on the current real estate market. So let's begin by breaking down the following photos that can be found on at FindOurHomes.com, one of San Diego's premier real estate websites.

Community Characteristics

 First, if you focus your attention to the Google Map you should note that this photo is not 100% accurate to the actual boundaries of the City of San Marcos CA. More importantly for the purpose of this post it is important to note that the area north of highway 78 which runs East to West, is the 92069 zip code and the area South of highway 78 is primarily 92078. Again, please note that this is not 100% but close enough for the purpose of this post. Let's continue to move through the homes for sale in 92069 and 92078 San Marcos, CA information.

The 92078 homes for sale in San Marcos, CA  is considered a newer development. This area borders Carlsbad, CA. During the real estate boom in the early to mid 2000's, this area of San Marcos, CA saw significant growth of new homes and new home builders. This area does have Mello Roos, which is a higher tax rate (bond) afforded by the homeowners of the community. The bond is amortized over a period of 30-50 years and each homeowner pays it's share. Typically, you'll want to figure your property tax rate at 1.25% of your purchase price to be paid bi-annually or you can set up an escrow account to have your taxes paid with your mortgage. Market Stability Summary

As you can see, the median listing price for homes for sale in the 92078 San Marcos, CA zip code are almost $100K more than the median listing price for homes for sale in the 92069 San Marcos CA zip code. There is also a greater inventory of homes for sale in the 92078 zip code as compared to the 92069 zip code. My opinion is that this could be due to the fact that the property taxes are higher in the 92078 zip code which makes home affordability tougher considering the current economic conditions.

Price Trends - Sold vs. Listed

The above photo is one of my favorites to talk about. Generally speaking, when you're on my side of the fence, every seller thinks their house is worth more than the market says it's worth. As you can see in the above photos, the listing price in both 92069 and 92078 San Marcos, CA zip codes are trending upward. However, the buyers (the market - price setters), have an opposing view as to the value at which they are willing to pay for homes in each zip code respectively.

Market Inventory Trends

One would typically look to the supply of homes on the market to explain these trends. As you can see in the above photo, the number of solds has dropped significantly and you can see a small downward trend in inventory for the 92078 zip code. The homes for sale in the 92069 San Marcos, CA zip code is showing an upward movement heading into and through this current day of March 2012.

Property Ownership

In the above photo for homes for sale in the 92069 and 92078 San Marcos, CA zip codes, you want to look at and compare the shaded area for rented and the shaded area for homes owned or owner occupied. Generally speaking, having a higher owner occupied ratio is good for value as it is generally assumed that a person who is living in the home that they own will take better care of the property as compared to one who is renting a property. Thus, a better maintained property has a better chance of maintaining its overall value as opposed to a home that has a history of being rented.

Fair Market Rents

 If we compare fair market rents in the area of homes for sale in 92069 and 92078 San Marcos, CA, you can see a difference in the rental amounts per the size of the homes in each zip code respectively.

 Income by Household

 Finally, my last photo in our discussion about homes for sale in the 92069 and 92078 San Marcos, CA zip codes. As you can see in the graphs, the income ranges from $500K per year to the $150K per year are showing higher in the 92078 zip code. The only segment in the graph where the 92069 is showing a higher number of people is the $125K - $150K per year category. All other categories in the photos are showing higher in the 92078 zip code.

At the end of the day, price is only an issue in the absence of value. Ultimately, the price is primarily determined by the amount at which a buyer is willing to pay. There are parts to the equation that can drive up the price such as competing against multiple offers and the current supply vs. demand ratios. Fortunately, there has been a steady demand to buy here in San Diego County. We have a pretty diversified economy and the most obvious attraction to the area is the weather.
