IF ...Your property is priced too high and you need help selling it.

The #1 most important thing about selling your home is it must be priced right.  Your Realtor will study the comps and make a recommendation of listing price.  Listen to him or her.  You hired an expert to help you sell your property...use their expertise!  If the property is not prices right, no amount of great photos will attract buyers.  If the price is too high, Home Staging will not help.    The right price gets interest.      

 

IF...You are not in a hurry or serious about selling.

Homes that have been professionally staged are on the market 78% less time.  In a study conducted by The Real Estate Staging Association, 87 vacant homes (not staged) previously on the market an average of 277 days unsold.  Those homeowners had their properties staged.  Those same homes sold in 63 days on average after staging.  This is 78% less time on the market.  The same percentage applied to occupied homes and staging.  Home Staging sells a property faster and for more money.


IF...You're not willing to make needed changes.

Here's an example of a needed change.  The color in this bathroom needs to be neutralized.  You don't want buyers to remember this house as the "pink bathroom house."  You want them to remember the tranquil spa feeling they experienced in the master bath.

90% of buyers can not see beyond what is there.  A paint color can quickly send buyers packing to the next property on their list.  You've seen this happen time after time on the HGTV staging shows.  A dated light fixture, window treatment or questionable paint color will instantly turn off buyers.  86% of buyers are willing to spend more for a move-in ready property.  Why not make this investment in the sale of your most valuable commodity?

 

 

When you bring in a Home Staging Professional to help you market your home, you've engaged the services of an expert.  Your Home Stager knows what attracts buyers.  She understands the effects of color, balance, proportion, and good design principles.  She knows how to create emotional connection points for buyers.  She knows how to appeal to your target market.  The old "If it's good enough for us it'll be good enough for them" line doesn't work....will not sell your home....so don't even think about it!

Once you make the decision to move on and sell your property, it is no longer your home.  You must think of it as a commodity.  It's your most valuable commodity.  Personal collections, family portraits, and taste specific artwork and accessories need to disappear.  If you're not ready to do this....you're not really ready to sell.

As I stated before....buyers want a move-in ready house.  Unless you're ready to take a rock bottom price for your property, be ready to update and upgrade.  Small changes make such a big difference!  86% of buyers are willing to pay more for a move-in ready home.  Buyers have extended themselves sufficiently just to get into a new home.  They don't want to face additional repair and rennovation bills.  As stated previously, only 10% of buyers can see beyond what is there.  If they don't like what they see, they move on.  Something as minor an a dated dining room light fixture or a questionable paint color will only help your competition sell.

After staging, this property SOLD in 3 days with mutiple full price offers. 

The sellers took the cash offer.  Prior to staging, this room was not shown as a formal dining area and was sporting a questionable accent wall color.  Left as is, it would have been a major turn off to buyers.  Do you think this is what buyers want???   Then don't call a Home Stager...because they know what buyers want and they know what buyers respond to with offers.

So think about what you really want before you call a Home Stager.  If the previous conditions exist...you're not quite ready.

Barb- excellent reasons!  As a Stager, I tell the seller how important it is listen to their Realtor and price the home appropriately.  I prepare them for what mind-set they will need to sell their house.  It's like butting your head against a brick wall to try stage a home without  the points you mentioned above.

Excellent post, Barb!!! All these reasons make a stager wonder "why did they even call us" - if their comittment of the home sellers is not really there....

I had a client who questioned every single thing that I said and said almost to everything "I won't make that change" - in the end I left and just asked myself "why did she even call us?"
