Ugly Little Secrets about Selling a Home in Brentwood or Discovery Bay

Selling a Home is tough for people and they have lots of questions. Today on a bulletin board where I sometimes answer questions a guy Selling a Home post a question on Short Sales. I didn't think much of it. I rarely get clients off the bulletin board, but I like to help people out when they are Selling a Home and it was a reasonable question about Selling a Home.

One other agent in the area had responded before me and his Home Selling Information seemed reasonable too; although our responses were divergent on the issue they were not mutually exclusive.

After I posted a response I thought that would be the end of the story. Then I get an e-mail that there is another response. I almost deleted it, then decided I would see what someone else had to say. Well it was the first agent. Apparently he had done a little research on my Brokerage.

This agent went on to offer the potential Home Seller some warnings about working with one man offices that are out of the home, or part time agents, and to make sure the entire team was licensed. Every thing he said would make me look bad.

To clarify I am a Broker – not just a Real Estate Agent – that alone should say something. I am full time. Having every member of a team licensed would be like having every member of a football team be a quarterback. Here is my response.

I find Nick's response some what humorous. He has obviously looked me up and did a little research. I do work out of my home, however, I am full time. As a mater of fact working at home allows me to work more. I spent 10 years running 7 offices and a dozen employees in another business; I like working alone now.

A team is more than a collection of agents. Sometimes a collection of agents is the last thing you want. It is Title and Escrow, it is Escrow assistants, and they are all things I can out source as do many agents. But when a client wants service I am the one they call - not another team member for this or that.

Which agent style works best for you is your choice. There are advantages and disadvantages to each. If you have an agent already great. If not and you want to give me or Nick some consideration great. I really do not know him, he may be a fine agent.

I would suggest you do one thing right now - Go to Google and do a number of searches on hyper local terms, If you search Short Sales in Discovery Bay I see me twice on page one - not one of my best search results but not bad. Do other hyper local searches. You will find me all over page one. Do you want your house on Page 1? There is no right or wrong size of a firm. Each has it's advantages and disadvantages. It is about personalities and how to get the most out of your self. If you are Selling a Home it has to do with your values and the type of companies you work best with.

In my last business I was doing something I loved. Then one day I found I was not doing what I loved but managing other people who did what I loved - but not as well.

I like working with people and doing Real Estate Sales – I like owning my own business – For now I choose to be a one man Brokerage. A one man Brokerage can do things for you a larger firm cannot do when Selling a Home. Your Home For Sale will be listed on the MLS for all the agents to see and have access to. The difference here is when you call you are always talking to the boss.

Very well put Gene.   Something I have learned over the years , being self employed now for over 20 years, is don't talk bad about the competition.  It just usually makes yourself look bad and or desperate.

I did the same thing in 2006.  Gave all of my agents one year to get their broker license to continue to receive business from me.

I too like working along.  If I need a partner, I have a wonderful group of referral agents from which to draw. 

Otherwise, I like working along.  I made the change for risk reduction.  The benefits are plentiful.

HA!  I don't need a team.  If one needs a team, pity the client.  I've had that same nonsense pulled on me too.  An agent with prominent mega brokers love to boast that "we're big and may already have a buyer we're working with for your house."

HA!  So they got the listing and couldn't sell it.  What about all those buyers their many agents were working with.

Just so much nonsense.

I just felt the guy was being so petty - It was Trulia - the odds are pretty long on getting any one client off of it.  Just answer the question and move on.

Gene, So true.  Many weak agents hide behind the big brokerage name because that's all they have in their game.  Many are untrained and can not find their butts with both hands ... let alone understand a contract.  I left a big brokerage.  Too much drama for me and far too many did not know their business.  Now that I am an independent broker ... the only regret I have is not doing it sooner!

Really well put Gene. People don't know what they don't know. Sometime people hire a big name and find that they don't really end up working with that person. So interview several agents. - you'll know when you've found the right fit for you.

Gene, Great post.  Back in my baby step days I was convinced I needed the "Name" of a company to give me credibility in the marketplace.  It took me awhile to realize that no company can bring anything to the table that I don not have inherently.  Of course, there is no doubt that in the mortgage industry the process and procedures can make my life pretty miserable if they are inadequate.  Note I said 'my life"....my job is to keep the train on the tracks and ensure that my agent partners and our clients are well represented and oblivious to any internal strife.  Oh, then move on to a company that does not complicate the process (LOL!!).  However, at the end of the day, I am the cornerstone of every transaction I am involved in...and I take that role very, very seriously.

I have a great client now. They were working with a big name office and team.  The buyers agent on the team seemed pushy to them, didn't tell them about some issues with a house, and tried to get them to make an offer when they weren't prepared to do so.  They came to my home office last weekend, and this weekend we'll be out showing property.  Nick sounds like an idiot who has to bring someone down to bring himself up.

Gene I've been on a couple sides of the fence, part of a big brokerage, started my own brokerage with a bunch of agents, scalled down to focus on customer service and quality with just a few agents.  So far the latter has worked so much better and much more successful on many levels.  I think some agents are 'taught' how to promote their brokerage - and obviously don't know where to NOT cross the line.  This guy crossed the line.

Thanks all.  I don't think there is a right or wrong Brokerage model - just the one that works best for the agent, the broker and the client.  We are all different.  That being said I think the internet gives small Brokers a leg up and a lot more power.

Maybe the other agent felt intimidated by your answer which was clearly more thorough than his.  Why else would he look you up and go on to try and discredit you

I think you have a valid point, and from my perspective there are pros and cons to working with both large and small firms. Clients have to weigh the pros and cons for themselves. Your statement: In my last business I was doing something I loved. Then one day I found I was not doing what I loved but managing other people who did what I loved - but not as well indicates you have made the choice that's right for you and now an interested party on the other side of the transaction should do the same. I'd like to think most people would choose to work with the person who doesn't immediately try to put someone else down regardless of the size of the real estate office they work out of.

Gene, I work with a team...a one-man brokerage and his one agent.  They each do their own thing.  But, they aren't part of a BIG BOX and they left one because their referral business was large enough to support them on their own. 

They are full-time, seasoned agents with great experience.  And, I can tell that you have the same fire and passion that they have.  This was a great post from the heart.  Thanks for sharing your excitement with the rest of us.

Great response, Gene. You showed professionalism in focusing on what you can do, not on downplaying the other agent, which is what he did. I agree with you that working from home is far more productive than hanging out in an office and in the end, it's all about results and service.

Christine - I agree.

Evelyn - I felt his first answer was pretty good.  He seemed like a sharp agent.

Phil - Probably both.  I didn't want a fight, but it seemed like he was gunning for me.  It was kind of petty.

Charlie - In the back of my mind I am preparing for the day I decided to bring someone on board.  I really do not want to at this time.

Ron - I think the Big Boxes have their place - but they will not dominate the market like they used to.  When the housing market gets back to normal I think the small independents will do even better.

Peggy - I tried to be positive.

My sister and I work a partnership.  We do not call ourselves a team.  We keep current on buyers and sellers we are working with.  If one of us is booked the other can cover.  Certain duties fall on me - like attending inspections and crafting reply's.  certain duties fall on her - like keeping me on track and making sure a ball does not drop. 

We both work with buyers.  Jayne is better with the car load of kids.  I'd would wind up locking the kids in the trunk.  I'm better with land and more mature buyers.

We don't have defined jobs.  The way we work allows us to give coverage so we can each take time for ourselves.

One of the things I found out years ago is that all offices are the same size, ONE, and when I explain that statement  to prospects they seem to understand exactly what I'm telling them. I've been an office of one, and had multiple offices, and it still rings true. Still resent Discovery Bay being created, ruined one of my favorite fishing and water ski spots. Though made a lot of money with resales there over the years even though I worked mostly Orinda around to San Ramon the years I worked the East Bay.
