WE are just about Ready to close Final walk through Buyers lets meet

Dear Buyer

We’re almost there!  Once they have vacated the home, we will need to do a final walk through before we close to make sure everything is intact and in compliance with our purchase agreement. Please let me know what day would be best for you so I can schedule our walk through This next Thursday will work good for me will that work well for your as well?

Here are some things to look for:

  • Inspect floors and walls for rips, scratches or gouges that may have occurred during the seller’s move.
  • Test the appliances and systems, such as the furnace, to make sure they are still in working order since the home inspection.
  • Make sure all items the sellers agreed to remove have been removed and the items that they agreed to leave have been left.

Good advice. I'm not sure those reasons would be reason enough to break the contract and not close, but good things to document. A warranty may be a good idea too.

Certainly different, here we have 10 days from date of contract to inspect and decide to back out. But when you  do your final walkthorugh I guess you could hold up closing

Good day to you both I am not sure what you are reading in this post to say that a buyer should break a contract it is not saying that at all. It is simpy stating that a final walk through is a good step to take. Each state is different each contract is different and one should be sure to work with a professional Real Estate Agent and or Broker that they the buyer feels comfortable with. As a Real Estate Broker I am here to help the buyer find the property that best fits their needs so they can then make it their home. Wishing you a blessed day talk to you soon
