  • Field calls from prospective tenants and schedule showings of your property.
  • Meet prospective tenants for showings throughout the week and weekends.
  • Collect tenant application, verify identity, income, perform credit & background checks, and rental history so you can make an informed decision.
  • Complete all lease documents, disclosures, compliance forms, fair housing documents, and addendums. All forms have been specifically drafted by our Attorney to better protect you, our client.
  • Collect security deposit and monthly rent checks. 
  • Ensure all agreements have been properly executed.
  • Schedule and perform detailed move in inspection with tenant and have tenants sign a report verifying the condition of the property prior to move-in.
  • Handle all communications with tenant.
  • Receive maintenance requests directly from tenants, schedule maintenance services (first 2 general maintenance service requests are free), and provide around the clock emergency repairs. Any repair expenses above and beyond, will be additional.
  • Provide detailed documentation of all costs associated with repair expenses including invoices and receipts.
  • Inspect unit upon move out, provide tenant and homeowner a copy of the property's condition, along with estimated damages.
  • Return the balance of the security deposit to the tenant.
  • Provide an IRS-1099 for tax purposes.
  • Not only do we have an attorney protect you, but it's a free service to you, our "Client." Our attorney has customized all of our legal documents, including the lease and addendums, to better protect you! If a tenant stops paying rent, or litigation is required, you have the piece of mind knowing our attorney will represent you at no cost! This service could save you thousands of dollars if ever needed!
Price: 100% of first month's rent, 9% thereafter.

  • Homeowner will then take on all responsibilities thereafter including: collecting rent, taking maintenance calls, scheduling contractors, move-out checklists, evictions, return balance of security deposit, etc. Attorney services are not included in this package.
