Princeville Kauai condo (and house) + short sale update for the week of Apr 1st to Apr 7th

Happy Easter to you. Our Kauai Easter is “dampened” with off and on driving rain, gusty winds and temps in the low 70′s. That’s chilly for those of you who are sitting there scratching your head wondering what the problem is. It’s all relative — and a matter of perspective. This was a busy week for condos with 5 going into escrow but very slow for houses. Take a look for yourself:

New Listings:
Fractional share Cliffs 3303 is offering two month for $69K. It was purchased as a leasehold in 5/02 for $130K then converted to fee simple in 4/04 for $66,150. It’s been listed as high as $165K for a two month share back in 2007 and has been continuously listed since that time, dropping in price to $79K. Hale Honu 1B is on the market priced at $335K after selling for $384,500 in 7/04. It was previously listed from 8/07 to 4/08 for $485K and from 4/08 to 4/09 starting at $460K and reducing to $440K. Puamana 12B, which offers golf course and distant ocean views, is back on the market at a new low price of $349K. Purchased in 8/05 for $540K, this unit was previously listed from 3/07 to 7/07 for $675K, from 7/07 to 1/08 for $649K, and from 3/08 to 2/9 when it started at $649K and reduced to $595K. This is not a short sale.

Back on the Market:
Short sale Paniolo 104 is back on the market after going into escrow on 1/7. Priced at $150K, this unit was purchased for $240K in 9/03. Ocean view Pali Ke Kua 246, priced at $719K is back on the market after going into escrow on 3/14. This condo sold for $455K in 4/01. After coming back on the market, this unit was later withdrawn as you’ll see below.

Contingent:
Villas on the Prince 39 went into escrow with a list price of $705K. This unit sold for $520,900 in 5/02. Cliffs 2203 sold for $130K as a leasehold in 5/02 then converted to fee simple in 4/04 for $66,150. This bank owned property, which was foreclosed on in 10/11, went into escrow priced at $189,999. Short sale Emmalani Court 224 last sold for $670K in 4/05 and went into escrow as a short sale priced at $369K. Short sale Nihilani 21A, priced at $469K went into escrow. This Makani unit sold for $778,745 in 10/06. Villas of Kamali’i 33 found a buyer while listed for $528K. Villas 33 sold for $649K in 7/04 and is a short sale.

Sales:
Pu’u Po’a 308 sold for $912,500 cash while listed for $975K. It last sold for $360K in 10/91.

Under Contract:
Villas of Kamali’i 25 moved from contingent to under contract which means we should see this unit closing shortly. Purchased in 3/04 for $625K, this townhome, which is listed for $550K went into escrow on 3/10.

Withdrawn:
Pali Ke Kua 246 was withdrawn after 753 market days priced at $719K. This unit sold for $455K in 4/01.

Price Changes:
Short sale Plantation 912 reduced from $399K to $379K and sold for $599K in 10/05. Hale Honu 9A reduced from $433K to $413K and was last sold for $180K in 6/02.

It was a pretty quiet week for houses but things will undoubtedly pick back up. Things seem to go in cycles – you’ll see several units in one condo complex sit for week after week, then suddenly they all seem to go into escrow at once. Or, as it the case now, everyone is snapping up condos with little attention seemingly going towards houses. As of today in Princeville, there are 33 condos and 7 houses in escrow. Islandwide, the result is quite different with 105 condos and 124 houses in escrow.
