I love having dialog with people who know their stock in trade. Doesn't matter what the subject is either. Anyone who is good at what they do brings value to any discussion. I recently met up with a lady who cleans homes and she is well-organized and thorough on what she does. During conversation, she shared that she was in foreclosure and had to move right away...

TELL ME MORE SAYS I

I have heard this story many times. The subject matter is a common one while the persons circumstances remain unique. That is what makes this business fascinating is that no two transactions are a like even though similar. Well,  she shares she has to move out right away and she says it with stress, concern and heaviness. I start the rapid fire questions

DID YOU KNOW...

Do you have a Real Estate agent? Yes, a friend of the family who is working with us she said BUT with doubt and raised eyebrows. That was a red flag right there. I then asked if your agent is briefing you on your time-line and what to expect? NO she says. Who is your bank? B of A . I then start sharing with her what to expect, when and how long this will all take, cash for keys etc. It was like she was hearing it for the first time...

KNOWLEDGE IS POWER

Instant relief came about. I had to go over a couple things more than once because for many, the subject of banks, mortgages, foreclosures, default, delinquencies, having to move, non-payment and all out fear is just too much to take in no matter how it is said. Things have to be repeated and emphasized until received

GO SPEAK WITH YOUR AGENT NOW

When I finished, I had to tell her to go speak with your agent and ask specific questions in regards to what is happening and what you need to know. One thing that gave her relief was the fact that she didn't have to move right away. Many believe that not making one payment brings the WOLF to the door 30 days later..case in point..

WHATS THAT SNORING NOISE I HEAR

If this lady had professional help, she would be able to navigate with more confidence, less stress and make intelligent decisions for her life starting now and for the future. Being foreclosed upon is quite common around here and specifically at this time and stigma attached to it has diminished. It is now a business that can be negotiated through.  Her agent is asleep at the WHEEL transaction.

PROFESSIONAL HELP MAKES A DIFFERENCE

When necessary, seek out professional help so that whatever problem has presented itself can be mitigated or eliminated accordingly. That is what professionals do. BTW, she left the place shiny, new and bright as she is a professional cleaner. I would not hesitate to use her again. But her agent...?

Great Post as always - "Tell Me More Says I" - I love it!  You helped take stress off of her when you could have ignored it since she is working with another agent.  I so wish agents that don't truly understand the short sale process would just stay out of the business.  The agents that don't know short sales can't truly educate the seller and that is unfair to the seller.

Immediately upon learning that another agent is under contract with anyone, I shut up and always refer back to their agent for any information unless the information being sought is about a property that I'm listing. I agree with you, however, that the agent should educate his client about all aspects of the foreclosure process and all the elements in the process, but isn't the lady ultimately responsible for her choice of agent?

Hello Jeff...agreed and let me say this my dear Jeff...I know for a fact that the agents I have met including on ACTIVERAIN would never have a client going around in deer in the headlights mode advertising that their agent doesn't tell them things...whoa

Elisa...maybe so...but she already has an agent...Perhaps now she can have meaningful dialog with her chosen agent and get the require results....

Gene...what a potent point to make....Apparently in some peoples world, agents don't amount to anything. That only holds until you meet a professional at work. then, your own eyes are open and you know what to shop for...thank you Gene

Sandy...meaningful question on point too....Because that is what you do if you don't know what to do. Not everyone who is licensed practices Real Estate....Same with driving. The license gives permission, but how you drive remains to be seen

 

Lynn...I read your comment and I went straight to the little talk that your doctor has with you before surgery...it is supposed to help you, relieve stress, address concerns and above all..assure someone all is okay...YES?

 

KIMO (not the therapy)....agreed...I thought I would send her back better informed than when she met me...Imagine how the conversation should have gone. I ask...DO YOU HAVE AN AGENT? She boasts..OH YES...and they are handling everything.  Her tone, demeanor and facial expressions all look and sound good. I got the opposite and I couldn't leave her the way I found her...Just couldn't do it....thank you Kimo for commenting

Hello Bob....That's the point and made well by you....You know I am pretty good at getting out splinters. Don't laugh either. When I discovered this talent, I went and got all the tools necessary to excel at it. I will tell you I have had much success. However, I remember one lady who picked a prickly pear which grows on cactus with her bare hands to eat and someone told her about me and my splinter capabilities. She comes over in the evening with here friends and I had to scrub up (lol).  Her whole hand is full of them. They were embedded so deep that either they should stay there or you are talking surgery. I told her so...I will help until I cannot help.....thank you Bob

we have to always educate our clients and bring things to their attention.  Buyers and Sellers dont always know or think to ask the right questions to make sure they are indeed working with a real estate professional

Richie, thanks for another well written blog, entertaining and informative.  It is too bad that more agents don't competently educate themselves, do they realize what a disservice they are doing the naive friends and family who hire them, or do they simply not care?

My message to these agents is to get educated to be at the top of your field or get out of the business, you're not making money and you are costing those who trust you money at the same time.

Hello Marilyn...very true to your comment. Sometimes we sense we don't know what is or is not taking place.   The feeling that some thing is not right. I got  it just by spending  a few moments with her.. Learning to trust  that mechanism  inside of us all helps in everything we do...

Richie the only question you didn't ask her was what time does her Agent finish her other job, this is a classic example of the difference between some one who is in the business full time because her Agent sounds like a part timer.
