Are fliers and postcards a waste of time and money?

Back in the stone age, I was taught that you always put fliers in a flier box outside a listing and some extras inside the house.  You should print up extra fliers and passed them out to the neighbors (door knocking).  You should also mail out just listed postcards to the neighbors.  If you do an open house, you should repeat the process.  Many realtors don't do fliers and the postcards.  They consider them a waste of time and money.  I'm interested in differing opinions.  If you don't do fliers and postcards, why don't you do them and what do you do?

I do Just Listed postcards and have had the neighbors who received them call friends and relatives who wanted to move into the neighborhood.  Twice in the last year and a half this has found buyers for my listings.  I send Just Sold postcards if I want additional listings in that neighborhood.

I do flyers but do not put them outside.  I use them inside the house. And I deliver them to nearby brokers offices.  Outside I have a Home Audio Tour (and call capture) sign.

I have gotten several listings as a result of direct mailings.  I have even sold a few of my listings from a post card I sent out.  Got both sides there so yes, they work.

I do Just Sold postcards so that I can brag and I do Just Listed so that neighbors will pass along to friends and family also wanting to live in the area. 

I do fliers indoors but I also pass them out to neighbors--all of which are curious and grateful.

I do just listed, just sold, and I do flyer's inside and outside the house.  It really doesn't cost that much to do and if you get 1 transaction out of it then it has more than paid for itself.

 I always tweak and adjust what I put on my postcards to see what gets people to call me.  Don't just use boring generic wording.... Stand out from your competition.
