Flagstaff Market Report 04/17/12 New In Town Short Sales Since Last Week

Flagstaff short sales--since last week there was 1 new short sale that came on the market in Flagstaff's city limits. This is the same number of new short sales as compared to the number that came on the market the last week. This search is of short sales put on the market since last Tuesday. It includes single family, town homes, manufactured homes and condos in the surrounding areas of Flagstaff.

The average asking price last week was $140K which was $148K less than the previous week's list average asking price and the average asking price per square foot last week was $124, which was $24 less per square foot from the previous week's list's average.

It might seem like this number is going down, but we haven't seen the massive numbers here as in other areas of the country.

In all of Flagstaff and surrounding areas there are 785 active homes for sale, of those 42 are short sales and 47 are foreclosures, which are a little higher numbers than we've seen in weeks.

About 61% of the sales in 2011 were regular equity sales (non-foreclosure, non-short sale, non-HUD), so the majority of our sales has been regular equity sales.

Most of the homes (47%) have been on the market more than 120 days. There is a lot of competition in the market right now. To sell your home in the quickest amount of time, you need to be competative with the other listings. That means, price your home according to the market, put your best foot forward by having your home show as well as it can, and hire a competative real estate agent who will market your home effectively, so you can get the exposure you need.

Sylivie Flagstaff seems to have faird better than Phx for sure.  The same thing happened back in the late 80's when I began my real estate career in Flagstaff.  We had a few issues at that time like your presenting here but nothing crazy like 60% or more distressed properties.  Good info!

Thanks, Anna! Yes, most people think all of Arizona is in the same boat, so I like to show that Flagstaff isn't a direct comparable. Now I learned something! I didn't know you sold up here! That's really neat!
