East Hartford CT Market Report for March 2012

 

Homes for sale in East Hartford CT

 

Closed sales in East Hartford in March 2012 were up significantly over March 2011.  This March, there were 39 closed sales, compared to 27 closed sales in March 2011.

 

Median and average prices were down significantly from the same period last year. The median price this March was $124,000 compared to $149,000 last March, while the average price this $118,538 this March compared to $141,599 last March.

  

In addition to closed sales, there are currently 37 homes under contract and 48 under deposit, so we should expect that April's closed sales will remain strong.

If you are looking for a home in East Hartford, there are 208 homes on the market, ranging in price from $12,000 for a one-bedroom, one-bath 400 sq. ft. mobile home to $299,900 for a new three-bedroom, 2.1 bath, 1800 sq. ft. colonial.  The median price of all homes on the market is $149,450.

Peggy, the market has v=certainly made it's adjustment in East Hartford with number of units up, but prices lower. Hopefully the values are stable now and the buyers will get value that will start to appreciate from here forward

Peggy the increase in sales in March 2012 over March 2011 is a trend that I have been seeing in other Market Reports and is a trend that I hope continues for the rest of the year.

Glad to see sales are up for you there in Hartford, hoping prices will be following soon!  Seems like buyers are finally jumping in and snapping up inventory.  When the supply gets low, the demand will rise and prices with it!  It's happening now in my neck of the woods!
