What Home Sellers Should Know . . . Interior Garage Door Damage

As many of you know, I practice exclusive buyer agency.  I've not taken a listing in over 10 years. 

That said, I know what I would be telling my clients, the sellers, if I did take listing.  Some discussion would be about the home inspections . . . which we know are coming!

I'd try to point out what I feel would be items of concern and have them try to taken care of the PRIOR TO a home inspection.

Today my "What Home Sellers Should Know" topic is: 

Interior Garage Door Damage

An interior garage door is a door that leads from the garage into the dwelling unit.  For many of us with pets, we actually damage the interior garage door when we insert our "doggie doors."

In some areas, at least I know in Oregon, there are codes that state the interior garage door must be fire resistive and have standards for fire blocking . . . an interior garage door must have at least one-hour of burn time.  Not a pleasant thing to think about, but it's a safety/fire issue which many overlook when the doggie door is inserted and the owners/sellers are trying to sell their property.

The pet inserts actually mess up the integrity of the fire resistive interior garage doors.  When the buyers have a home inspection done and there is an interior garage door with a doggie door insert, it WILL come up on the insepction report, and it WILL be requested it be replaced.  Sorry, just doing my job.

They weren't going to issue my parents a Certificate of Occupancy on her house because of a window between kitchen and garage....   HA HAHAHA  fireproof glass. 

But cutting a hole in a fireproof door isn't something you want to have when your house in on the market.  Might be something you don't mind living with, but not to market.

That is actually very valuable information - a inspector would note that during the home inspection of course.  But for others who aren't selling and don't know this, that cute little doggie door could cost them a lot.

I always see inspectors making note about the fireproof door.

Terrific advice for any buyer or seller Carla.  Rarely does anyone think about the interior garage door, but if you are looking at older homes, many times this door will need to be replaced by a fire resistant door.  It did not even occur to me that people actually put pet doors in those things...but you are right, that would jeopardize the integrity of it.

Hi Carla, what an excellent post! This is something that is very valuable and shows what a buyer can expect when working with you! Knowledge. This is something that indeed will need to be addressed in an inspection report, so sellers need to be aware of it.

On the last home I bought the sellers cut through the garage sheetrock to make attic storage.  Same problem.  Not fire proof.

I hate those things.  And, more than just a pet can come in not to mention the danger of fire.

Hi Tammy . . . I don't think I've heard of fireproof glass before.  Well said, might be something you want, but not when the home is on the market.
