Northern Colorado Housing Market Results for First Qtr 2012

The end of the First Quarter of home sales is here and for all accounts it’s going to be an interesting year.

In Loveland-Berthoud, the existing home volume is up 12.2% over the same period as last year. Fort Collins–Wellington had a surge last month and volume is up 11.1%. Greeley-Evans has slowed a little from last month but is still showing a positive 3.5%, and Windsor is still seeing a positive 35% growth. Is it sustainable? That is the question everyone is asking.

All market areas but one are seeing higher prices. Loveland-Berthoud median and average prices are up 3.9% and 3.2% respectively. Fort Collins-Wellington prices are up 5.4% and 2.7%. Greeley-Evans prices are both up 7.8 - 8.0%. Finally the underdog Windsor prices are down 9.5% and 9.7%. This last month Windsor has made up some ground from the previous months prices.
