Inspect What You Expect!

Zig Ziglar used this comment at  a motivational seminar I attended over 29 years ago and I still apply it to many aspects of life.  He was talking about children and how parents must inspect where they children are when they say they are going somewhere just to keep them accountable.  So if you expect your kids to be somewhere check it out and make sure it is the way they said it was going to be.

Taking the concept "Inspect what you expect" and apply it to the biggest investment most people make in life with either buying or selling a home for protection.

Here are two simple rules for buyers and sellers to remember when involved in a real estate transaction:

Buyers:  ALWAYS obtain an inspection before completing the purchase if a home.

Sellers:  Prepare for your sale by taking the "offensive approach" and repairing anythings in advance that might come up on a buyers inspection.

Edward and Celia ~  Yes it is... do you have inspectors in our area that offer the 10k coverage for agents with issues that might come up later or the 100% warranty for the items inspected for the buyer and the seller security bond?  This is something I had not been aware of as being available so I was excited to learn about that benefit with InterNACHI inspectors.

Carra, I don't advise sellers to pre-inspect. Especially, if they aren't having any issues with mechanicals in the home. If lots of issues come up that may need to be repaired, they may not have the funds to do them. Not to mention, a buyer may not ask for everything and the repairs can be negotiated. However, I always advise buyers to inspect. Even on new construction homes.

Tammie ~  That is good advise and each home and seller would need individual consideration.  The great thing about a pre-inspection is the buyer gets a 100% home warranty on the inspected items with an InterNACHI inspector.  Thank you for commenting
