Representation is Important When You Want to Buy a Home in San Antonio TX

Having a San Antonio TX area buyer's agent is important in the purchase of any type of home in the San Antonio TX area and that includes having a San Antonio TX Real Estate agent in the purchase of  New Home Construction! Many times, those looking to buy New Construction Homes in San Antonio TX area, don't think they need a buyer's agent.  After all, you can walk right in and talk to the sales people and buy a home.  What you need to understand as a home Home Shoppingbuyer that those sales agents are there to represent the builder's interests...not yours.

Sales Reps will be Nice

Do not misunderstand me.  The sales agent on the San Antonio new home constructionwill treat you very nice and get you into a home that you want, however, they will not be looking out for your best interests in the home buying process.  They are looking to sell you the most home with the most amenities that they can get you into. They will say things to you like, "you don't need your own home inspection"  "we will provide one for you for free" and "no worries, we come out for at least a year and "fix" anything that might be wrong whenever you want us to." Those statements and others will be made to you to put you at ease and make you feel that you are getting a whole lot of something for free.  Are the statements true?  Yes, they are.  The builder will throw in a home inspection by a home inspector that works for them.  The home warranty that covers "certain" items will be addressed for a specific time frame.

Why You Need a Buyer's Agent to Buy a New Home in San Antonio

However, you need to know what that means when you don't have your own inspection and what issues that can cause you later when you are buying a new home in San Antonio TX. You need to understand what the sales people are telling you when they start talking about all the "incentives" they are giving you.  You need to be aware of what you are buying and for how much. You deserve to have the new home contract explained to you so that you understand what happens when you don't do certain things.  You can lose money if you don't understand the certain time contraints and if you don't end up qualifying through their lender, you may end up losing your earnest money (deposit).

Builder sales reps are not Realtors®

The other thing that you may not realize is that San Antonio TX New Home Builder sales representatives are NOT Realtors®, (and even if they are, they aren't working in that capacity at that time).  This means that they are not held to the certain Realtor® Code of Ethicsthat we are.  Again, this doesn't mean that I think builder sales reps are horrible people.  However, again, it does mean that their boss is that builder and that is who they represent.

Brenda, Going to new construction unrepresented is probably one of the most common mistakes we see consumers make.  In general, our services are already built into the builder's price, and we work SOLELY for the buyer, so why not actually get what you're paying for already?

Hi BLiz-Thanks for stopping by :)!  Many buyers are unaware that they are really being represented to buy their new home when they walk into that sales office.  They immediately think that folks are working for them when they couldn't be further from the truth.  Hire a buyers agent and get your best interests in the home buying process met :)!

This is a great post Brenda. Here in Manhattan New York, the new construction/development buildings are being marketed by usually reputatable Real Estate firm so the sales reps are indeed licensed Real Estate salesperson/brokers. However, they do represent the developer, so the buyers who wish to have all the information and resources about the building should have their own representation to ensure they are making the right decision.

Good morning Brenda -

Having your own representation is important when one buys or builds a home!  A custom builder is working for himself.  The office people working for a track home builder are working for the builder and won't have your back if things get sticky.  Having your own Realtor® to be there with you, for you at all times from the beginning till closing and beyond.  It dosen't cost the buyer anything so why not have personal Realtor®?

Brenda it makes sense to be represented by a Realtor in every transaction, that is why we have to keep on educating Buyers and Sellers about the advantages so that they understand.

Brenda -- I think that many buyers just don't know the difference between a new construction sales agent and a buyer's agent.  They do not know the sales agent represents the seller and likely are NOT REALTORS(R).  ONe area where they can really run into trouble is using the seller's inspector or worse yet, not getting an inspection at all.  Very good advice here.

Brenda when people buy new construction without their own agent, the somehow think they are getting a better or great deal.  They think they saving money but I'm not sure how they think this.  They purchase the home at full price.  They add features that cost them money just because they get caught up in the frenzy.

Why wouldn't an agent working for a builder as a listing agent and/or sales representative not be a Realtor®?  Is that a local thing??  If an agent is a member of their local NAR board, do they stop being a Realtor® retroactively and for the duration when they work for a builder??

This is an excellent explanation to use a buyer's agent, not just for new construction.  A buyer needs their own representation.  Someone who is looking out for their interests and no on else's.
