To give feedback, or not to give feedback, that is the question

One of the duties of a listing agent, in my opinion, is to get feedback from agents who show my listings.  Most sellers want to know what people are saying about their home and often, until they learn otherwise, sellers start calling their agents for feedback, almost as soon as the buyers have left their home.

Feedback is a funny thing.  If a buyer really likes a property, the listing agent won't really need to call the showing agent.  The showing agent will call the listing agent to let them know there is interest.  If a showing agent doesn't respond to emails or phone calls regarding the showing of a particular property, it's safe to assume there's no interest.  Here's the dilemma though.  Without knowing WHY there is no interest, a seller and the listing agent can't improve the home and their chances of a sale with the next showing.  If no one takes the time to respond to emails and phone calls, and no feedback is given, some things that perhaps the seller could do to improve their home will go undone.

It takes me literally 2 seconds to respond to feedback emails.  I try to do it the day or the day after a showing.  Yes, I'm busy too, but my sellers like feedback, so I have to assume my fellow real estate agents have sellers that like feedback as well.  For me, it's a courtesy that I am happy to do for people that share my profession.    Occasionally I get so busy that I may forget, but when the second email comes in, I answer it.  It's a common and a professional courtesy.

I've heard all the reasons not to give feedback.  You won't tell me one in the comments that I haven't heard already.  Feedback is part of our jobs as listing agents, whether we like it or not.

Since I make my own appointments, it is fairly easy to get feedback. I only ask if they got into the property and if there are any questions. I do not need them to tell me about the pricing. When I speak to my sellers, I share whatever information I have. Sometimes it is ...just not the right house.

When I provide feedback, it goes something like this. Thanks for allowing me to show your property today. There is no interest from this buyer.  I may throw in a compliment like easy to show, good condition, nice property, beautiful yard... etc.

I think feedback is something that a buyer agent should do. I dont understand the agents that think you should not do it.

I cannot recall getting feedback on one of my listings that made me rethink or redo anything. What is the value of “Nice house but it is not what my clients are looking for”?

If I see or perceive something that I think needs to be communicated, I will do so without being asked. If you take the time to call me I will take the time to provide feedback. Send me a form and it goes in the garbage or I hit the delete button.

If you as listing agent have not convinced your client that the price is too high or the house needs to be painted or the rotten wood needs to be replaced or the smell needs to be eradicated or the freeway noise is a deal-killer, etc. I don’t think that I can help you.

And yes…the discussion about “feedback” will go on and on.

Hi Susan - On some of my listings I have left feedback forms at the home's kitchen counter with a note asking if people will fill them out when they preview or show the property. Many agents are very conscientious about answering the questions on the form and adding comments were appropriate.  They can be helpful in convincing a seller to fix something or lower the price or ?

Bliz, I agree.  I do not give away my buyer's position and it's easy enough to give constructive feedback.  It takes no time at all.

Charita, I never answer the questions that do not apply.  I've never gotten a return email.   The comments I leave in the comment box are usually enough.

John, I've gotten emails back arguing my feedback and to that I say, don't ask if you don't want to know.  Thanks!

Mark, I think it's silly to have to ask your buyer, if they aren't interested in a property, if you can give feedback.  If the buyer isn't making an offer, why would they care?

Morgan, that's my point as well.  Sometimes the seller has to hear it more than once for it to sink in.

Tammy, if your buyer doesn't like the house, why would you need their permission to share what they didn't like about it?  I just don't get that.  If they do like it, obviously you wouldn't weaken their negotiating position, but if they pass, I think it's fair to give the listing agent an idea why.

Kate, I appreciate what the showing agent's thoughts on the property are too.  Sometimes way more than the buyer's.

Valerie, most often, you are right, it's the price.

Mike, it sure is.

California Coast and Country, that's my main point.  It's a courtesy to fellow agents.  This business beats you up enough, I think it's important to help each other.

Erica, all sellers hope for it and expect it.  Unless someone is strictly a buyer's agent, I'm not sure why they don't understand that.

Hi Margaret, I think negative feedback, if there is any, is more important than noting attributes.  A little of both takes the sting out.

Heather, if your buyer isn't interested, why wouldn't you share what they think?

John, there is no value in nice house, thanks for letting me show it.  There is value in the price is too high, or the cat litter should be moved from the powder room.  If the seller hears it from the listing agent and does nothing, and then she hears it from 4 other agents, it may sink in.

Susan, good idea.  We use those when we have broker's open houses.

Judi, I provide feedback when I can to everyone BUT the person who consistently refuses to give it back.

I agree with you Susan.  Even when I'm extremely busy, I make time to provide feedback.  With the notes that I make along the way when showing houses, I can provide feedback in a matter of seconds.  Thanks for the post.

Susan, I can tell by the responses that this is a touchy topic. I agree with you that it is a professional courtesy to give feedback to the other agent. There are so many ways to do ask for it, but make it easy for the agent so it won't take much time.

Hi Susie!  One hand washes the other, and Feedback is part of the game.  It is so much easier to have "that" conversation with the seller to say, "everyone says your house smells like the litterbox, and that was a big turn off to their buyer" that way they wont throw things at you :)

Debbie, It's a touchy subject although I'm not sure why.  It seems like a common courtesy to me.

Im not an agent, so perhaps my opinion wont count... but I think its important and really wouldnt take long to provide feedback. Sure, you may have checked out 10-12 homes that day with the buyers but its really only adding maybe 30 more minutes to your day to provide a quick feedback email to the listing agent.
